Tighten cartridge nut and add thread lock to secure in place.

Replace ptrap in upstairs sink.

Diagnose cold water pressure loss in upstairs bathroom faucet. I had to remove and clean the cartridge. I also looked at a few other items to quote for repair that we will email over.

Replace cracked fitting at well gauge.

Go through each gas lantern to determine what needs to be done in order for them to be fixed.

Replace 1/2" valve due to old stop and waste leaking.

Upon further investigation, it was determined that the Daikin mini-split unit in the elevator room has a crack in the drain pan which is further causing the leak. For this Daikin unit, the drain pan is a part of the bottom frame assembly and will require us to replace that section. This repair will be completed.

New hot and cold copper manifolds were installed to replace the problematic polybutylene valves. New main water ball valve shut off installed and corroded piece of copper and rusty hanger replaced. Tested for leaks. Thank you!

Repair piping in closet that rodents chewed. Replace 2 valves under sink. We will quote to repair main shutoff valve and replace the hot and cold manifolds.

I believe the burning smell was caused by loose insulation threads making contact with the hest exchanger. I removed the threads and the smell went away.

Replaced the failed indirect water tank. Checked for leaks and there was none. Replaced the domestic water expansion tank. Completed the maintenance on the boiler. I started off with checking all the wiring connections and everything looked good. Next I pulled the flame sensor and cleaned it. I vacuumed out the burners and the burner box. I checked incoming and outgoing gas pressure and those were accordance to manufacturer specifications. I inspected all the boiler accessories and the only thing that I found was that the high vent was leaking water. Lastly I ran the unit and performed a combustion analyzer test. This checks the unit CO, CO2 and oxygen levels. The boiler was running good. I bled the air from the hot and cold water lines before I left.

Boiler flow switch is bad. I installed temporary low water cut off in order to keep the boiler on line for the residents. We will order the switch and return this week to replace it.

Add in a pressure reducing valve.

Add waste water check valve in basement trap. Add water hammer arrestors to washing machine valve. Perform comprehensive water test to drop off at NH State certified water testing facility.

Replace toilet. Cutout old iron flange and add stainless steel flange. Replace Kohler canister gasket. Measure shower for replacement.

To permanently resolve the leak and ensure safe, consistent water temperatures, we recommend a complete internal rebuild of the shower valve using genuine OEM Kohler replacement parts. We do not recommend a "partial" repair, as disturbing the old, hardened O-rings on the secondary components will likely cause new leaks behind the finished wall.

I reccomend replacing water tank due to high TDS on hit water, yellow color, and anode rod being completely gone.
