Replaced the failed indirect water tank. Checked for leaks and there was none. Replaced the domestic water expansion tank. Completed the maintenance on the boiler. I started off with checking all the wiring connections and everything looked good. Next I pulled the flame sensor and cleaned it. I vacuumed out the burners and the burner box. I checked incoming and outgoing gas pressure and those were accordance to manufacturer specifications. I inspected all the boiler accessories and the only thing that I found was that the high vent was leaking water. Lastly I ran the unit and performed a combustion analyzer test. This checks the unit CO, CO2 and oxygen levels. The boiler was running good. I bled the air from the hot and cold water lines before I left.

Found a huge crack in the bottom of the indirect water tank. The supply valve is shut. I also found that the domestic water expansion tank has failed. The water tank is from 1998. I will send over an estimate to replace the hot water tank and the expansion tank. I would also recommend a maintenance to be done on the boiler if it hasn't been done recently.

We will replace the original system with a new high-efficiency Lennox system, upgrading from the existing 80% efficient furnace to a 90+% efficient model. The existing furnace vent will be capped off, and a new vent will be installed to exit through the side wall of the garage. This will be white PVC, which can be painted to match the exterior of the home. We can provide a photo of the proposed vent location for condo association approval if needed. The new system will be installed in the same location, with any necessary modifications to ensure a proper fit. Outside, a new condensing unit will be installed. The existing lineset will be flushed and re-used due to the limited accessibility of the installation path. A final site visit will be needed to confirm the most appropriate location for the outdoor unit. A new Wi-Fi thermostat will be installed, offering user-friendly control at home and the ability to monitor and adjust your system remotely while traveling.

Completed the plumbing maintenance today. I started off with flushing the hot water tank. I flushed it a few times because it was pretty dirty inside. The client had the temperature and pressure relief valve and the pressure reducing valve for the house replaced 3 months ago and the relief valve is still leaking water out of it. The expansion tank is starting to fail so I will send over an estimate for that. I pulled the anode rod and it was almost completely disintegrated so I will send over an estimate to replace that as well. I checked all the fixtures and drains in the house and everything looked great!

Replaced the deteriorating anode rod. Bled all the air out of the lines. Tested and made sure there was no leaks, everything went great.

Completed the plumbing maintenance and inspection today. I started off with draining down the water heater. All the water heater accessories looked good other than the anode rod is almost gone. I'll send over an estimate if you would like to replace that. I checked all the drains and fixtures and everything looked good.

Replace filters on reverse O system

Repair leaking tub. It appears the seal of the drain has rotted out and needs to be repaired. The first attempt will be to apply new sealant and re-tighten the drain flange. This estimate includes this service. If this fails, the next attempt would be to replace the drain and that would be an additional task. Repair shower hot water issue. Based on our diagnosis, we recommend to replace in the two showers noted, the cartridge. A new cartridge will allow for correct temperature control to bring hot water temperatures back. Repair faucet aerator. We will install a new Kohler aerator in the sink as the old one appears to be stripped out on the threads. - No charge for this since it's only a $5 part.

Completed the water heater maintenance today. I drained down the water heater. Next I pulled out the annod rod and I wiped it down with a rag. The anode rod was in very good condition. I adjusted the clients mixing valve to 120°F. I completed the plumbing inspection and I found that the first floor shower drain was leaking really badly. I also found that the first floor and second floor shower was coming out at 98°F. We will have to replace the shower cartridges. The aerator on the first floor bathroom got plugged up. After cleaning it I went to put it back in and the threads were stripped on it, so we will have to replace that as well. Other than that all the water lines, drain lines and fixtures looked great.

The water pipes that go to the shower valve pass through a floor ontop of a concrete slab. The joist bays are in-fact insulated. I would reccomend putting heat tape on the pipes. I suggest contacting your property management company first. If they will not do it please give us a call. Thank you!

Installed toilet flange and replaced mixing valve on hot water heater

I completed the gas furnace maintenance today. I started off with replacing the air filter that the client supplied. I pulled and cleaned the flame sensor. I checked all the wiring connections and the capacitor and everything was good. I noticed that the inducer motor had a big crack in it, which can be very dangerous so I informed the client about it. I ended up replacing the inducer with a new OEM one. When installing the new inducer, I noticed that most of the vent pipe didn’t have any sheet metal screws in it so I added some. I checked incoming and outgoing gas pressures and those were in spec. I performed a combustion analyzer test that checks for CO, CO2 and oxygen levels and it was running great. The client was looking into getting a smart thermostat so I told her about the ecobee’s and sent over an estimate for an ecobee pro. The client also mentioned that her pipes in the bathroom tend to freeze in the winter time so she would like us to come back out to figure out a solution

I checked incoming and outgoing gas pressures and everything was within manufacturer specifications. Lastly, I ran the unit and I checked the CO, CO2 and oxygen levels. Everything was within manufacturer specifications.

Completed the gas boiler maintenance today. I checked all the wiring connections and everything looked good. I pulled out the burners and cleaned them and the burner box. All the boiler accessories looked new and there was no leaks anywhere. I ran the unit and I checked incoming and outgoing gas pressures and those were within manufacturer specifications.

Performed a maintenance on ideal boiler. Cleaned out the condensate pump and trap. Cleaned the flame sensor and spark igniter. Checked incoming gas pressure and was inspec. Lastly ran the unit on low and high fire and was within manufacture specifications. We noticed the water heater’s pressure and temperature gauge was leaking so I sent the client over an estimate to replace.

I started off by cleaning the two indoor coils with coil cleaner. I washed the air filters as well. I noticed that the condensate pump for the unit in the basement was really nasty inside so I cleaned the screen and the reservoir. Outside, I cleaned the outdoor units coil with water. I washed the outside of the unit with soap and water. I checked all the electrical connections and everything looked great!

Oil furnace maintenance went great. We replaced the humidifer pad.

Performed a leak search on the AC system. I found that the indoor coil has multiple leaks. Outside it was hard to tell if the coil itself had leaks. I ran the system to check the charge and the charge was perfect.

Removed toilet and installed new flange spacer and wax gasket

Frozen evap coil. We will come back. Leaving fan on.

*************FURNACE & GAS PIPING************* Replacement of existing gas furnace to serve the home with energy-efficient heating. Existing A/C system (10 years old) will remain in place. Indoor coil will be supported as we remove the old furnace and install the new furnace. Adapting ductwork will be installed as needed. Return base and return drop will be re-worked to accommodate the installation of our new 5" thick air filtration system. A neutralizing condensate pump will be installed to meet code for drainage. New venting will be installed, following the same path as existing. Gas lines currently enter the home as CSST with a manifold approach, not to our standards for safety or professionalism. We will remove all CSST gas piping and install solid black iron piping to feed the gas furnace, new water heater, and potential gas generator.
