Project Overview Due to the failure of the existing indirect coil and the age of the equipment, we propose replacing the entire system with a new Advantage Oil Boiler. This installation includes a new 40-gallon indirect water heater to handle the home's domestic hot water needs. The system will be piped for three distinct zones: First Floor, Second Floor, and the Indirect Tank. Scope of Work 1. Boiler & Piping Installation Boiler: Install one (1) Advantage Oil Boiler. Near-Boiler Piping: Remove all old near-boiler piping and replace with new copper piping. Circulation: Install three (3) new dedicated circulator pumps to control the First Floor, Second Floor, and Indirect Tank zones. 2. Domestic Hot Water Install a new 40-Gallon Indirect Water Heater. Installation of a multi-zone mini-split system to provide the main house with priority cooling. Note on Heating: This system is sized and designed primarily for the cooling load. While it will provide supplemental heating during shoulder seasons, it is not designed to provide the total heating load for the home during winter. System Overview A multi-zone outdoor unit will be placed in a central location on the back side of the home. This system is sized to handle the current load with enough remaining capacity to add an additional 6,000 BTU head for the second bedroom in the future (a great selling feature). Indoor Unit Locations & Routing TV Room / Kitchen: The indoor unit will be installed to the left of the slider. The lineset will run down through the deck into the unfinished basement, run across, and penetrate out to the outdoor unit. Heat exchanger has a blockage. Will need to replace as well as with the LP conversion kit. The low pressure switch does not appear to be installed, so we will need to install a new LP conversion kit with the low pressure switch. The heat exchanger will be covered under Lennox warranty, however it is understood that should Lennox request an inspection of the heat exchanger, there is a chance the warranty may be denied due to the pressure switch never being installed. Based on the venting, we will need to replace the concentric vent kit with Lennox Accelerator-style venting. The venting will also be adjusted to terminate out the bay over to provide proper separation from the Rinnai vent.

Estimate Summary: Complete replacement of the existing failed heating and cooling system with our Lennox Signature Series. This system features fully Variable-Speed technology for both heating and cooling, providing the quietest operation and the most precise temperature and humidity control available. Heating & Cooling Equipment: We will remove the existing furnace and AC and install the Lennox Signature Variable-Speed Gas Furnace paired with the matching Variable-Speed Air Conditioner. The system will be controlled by the new Lennox S40 Smart Thermostat, which acts as the communication hub for the equipment. Client was complaining of clogged toilet. I arrived client was snaking drain. I observed and took note of plumbing. Last couple years client has had issues. Plumbing pipes need to be pitched more for better flow. Advised client of how to resolve issue. Plumbing was not clogged when I was there.

Customer called and complained of fuel smell and haze in house. Smoke and carbon monoxide detectors did not detect anything. Ran burner and did tests,numbers and smoke levelsand draft matched previous numbers. Took apart smoke pipe. No signs of soot in boiler or smoke pipe. Noticed pieces of chimney tile in flue,mentioned to homeowner to get chimney inspected. I believe that she must of had a downdraft that brought in smell and haze.

Replacement of the existing unit and installation of a new Sterling Ensemble tub & shower unit. The new unit will be a right-hand drain configuration and will include a standard Moen Chateau polished chrome valve with a standard shower head and tub spout. For enhanced functionality, the shower arm will feature a Kohler Awaken transfer valve connected to a Kohler Awaken handheld shower with a 60" hose, all in matching polished chrome finish. Note: The interior water height of the new tub is 11", with the top of the tub sitting at 16". The existing waste and supply lines will be reconnected at the point-of-use. This installation includes all necessary plumbing materials and labor, but any carpentry finish work is explicitly not included.

Replaced water heater

Replace existing Rinnai due to failure of Servo but also due to delay in waiting for parts needed. New unit will be installed as a direct replacement. We will replace the CSST gas line with rigid black iron piping to bring up to our standard for a safe installation.

Scope of Work: Replacement of the existing heating and cooling system with a new high-efficiency Lennox Heat Pump system. Indoor Equipment & Installation: Furnace & Coil: Installation of a new Lennox furnace and matching heat pump evaporator coil. Reuse of Existing Components: We will retain and re-connect to the existing return base and the existing AirBear filtration cabinet, as these are in good condition. Venting: The existing concentric vent kit will be removed and replaced with a new, optimized venting configuration routed to the exterior of the home. Lineset: A completely new refrigerant lineset will be run from the indoor unit to the outdoor unit location. Zoning & Controls (Smart Upgrade): Lennox Smart Zoning: The system will retain its current two-zone design but will be upgraded to the Lennox Smart Zoning System. Water servo valve not functioning. Water from vent pipe dripping over controls. Water servo needs to be replaced. Vent pipe needs to be redone so it is pitching outwards. There are signs of corrosion from vent pipe not installed properly. Unit might have future issues or may not depending on rate of corrosion.

Call was for carbon monoxide. The fire department was called in. They were measuring 130 to 150 parts per million CO. Pulled a coil out could not find crack and heat exchanger, did efficiency test found levels inside vent exhaust at 30 ppm gas pressure was at 3.5 inches. Ran furnace for a while with my carbon monoxide detector and dock and did not register any CL, thinking there’s a crack in the heat exchanger that opens up when it gets really hot. Tested vent pipes found leaks and vent pipes will have to run a new vent disconnected electrical and gas and condemned furnace not to be used.

Not hot water. Code 65. Found water dripping from unit. Noticed water dripping from combustion blower. Opened up cold water inlet screen. Screen was plugged , also a piece of rubber gasket inside. Replaced screen assembly with new one. Ran hot water on tub for 5 minutes,no codes. Looked into water dripping from combustion blower, I believe with the extreme cold air unit is bringing in and lack of correct pitch outward is causing issue. Maybe look into redoing vent to prevent future issues. Or maybe lifting unit up an inch. Also a flush for unit is needed

Intermittent problem with furnace. Checked in incoming gas pressure at 5.9 inches, manifold pressure was 3.5 inches. Check the pressure switch rollout switch. Look for loose wire connections check air filter. Check condensate tube turn furnace on and off multiple times was not able to replicate problem.

No heat. Oil pressure no spark. Went through wires on primary checked connections. Put back together,

Scope of Work: Replacement of the existing oil-fired boiler with a new, reliable Cast Iron Oil Boiler featuring an internal tankless coil for domestic hot water. Hydronic Piping Upgrade (GSMS Standard): Circulator Conversion: We will remove the existing system of zone valves and a single pump. The system will be repiped to feature dedicated circulator pumps for each of the two heating zones. This upgrade provides better flow, redundancy, and reliability. Near-Boiler Piping: Installation includes our complete piping package: new isolation flanges, high-performance air eliminator, expansion tank, automatic feed valve, and backflow preventer. Domestic Hot Water: The new boiler will include an internal Tankless Coil to generate domestic hot water, maintaining the same style of operation as the current system. Venting & burner: A new high-efficiency oil burner will be set up and calibrated. The boiler will be connected to the existing chimney flue.

Installation of a new high-performance steam humidifier for the first-floor HVAC system. Scope of Work: The existing bypass humidifier will be disconnected, removed, and the ductwork opening will be properly patched. The new steam unit will be mounted on the wall near the furnace, with tubing routed to the steam dispersion tube inserted into the supply duct. A dedicated electrical circuit will be installed from the electrical panel to the humidifier location to power the steam generator. Controls: The steam unit will be wired directly to the existing Lennox S40 smart thermostat. This allows for precise, integrated control of humidity levels through the main system interface. Performance Note: While this unit is installed on the first-floor system, humidity naturally migrates. Therefore, the second floor should receive incidental humidification, although this is not a dedicated solution for that specific zone.

Installation of a new oil furnace to replace the existing system. Ductwork & Airflow Improvements: Return Air Upgrade: We will completely redo the return drop and install a new, larger 24" x 10" floor register. This is critical to ensure the new furnace has adequate return air "to breathe" and operate efficiently. Airflow Adjustment: Depending on the final airflow measurements, we may need to open up basement supply runs that were previously closed off or install an additional register to guarantee proper static pressure and comfort. Filtration: A new AirBear filtration cabinet will be installed to improve air quality and protect the new equipment. Oil & Venting Connections: A new coated oil line will be installed running from the existing Tigerloop to the existing oil tank. The existing 6" venting will be adapted to connect to the new furnace.
