Replaced leaking hy vent and leaking pressure relief valve. Bled the air out of the system. Return came back hot.

Completed the maintenance on the gas boiler. Started off with checking electrical connections and everything looked good. I vacuumed out the burner box and the burner tubes. I checked all the boiler accessories and I found that the pressure relief valve was leaking and the high vent was leaking water. I checked incoming and outgoing gas pressures and those were according to manufacturer specifications. Lastly I ran the boiler and performed a combustion analyzer test. This checks the unit CO, CO2 and oxygen levels. The boiler was running good. I will send over an estimate for those repairs. This unit is from 1978.

Replaced the faulty fan limit switch. Tested operation and got it set up correctly.

Completed the furnace maintenance today. I started off with checking all the wiring connections and everything looked good. Next I pulled and cleaned the flame sensor. I replaced the air filter with a 20x25x5 air bear filter. I checked incoming and outgoing gas pressures and those were according to manufacture specifications. Lastly I ran the unit in low and high fire and performed a combustion analyzer test. This checks the units CO, CO2 and oxygen levels. The furnace was running great. It is too cold outside to complete the AC maintenance so we can reschedule for April to May.

Completed the plumbing maintenance and inspection. I started off with draining both electric water heaters. I checked the anode rods and those were in good condition. I checked the expansion tank and that was good as well. I labeled a few emergency shut off's and I showed the client where they were. I went around the house and checked out all the drains, water lines and fixtures, everything looked good.

Water heater isn't keeping up. Client wanted the water heater replaced.

I started off with doing the maintenance on the Rinnai floor heater. I vacuumed the air filters. I vacuumed out the whole inside of the unit and the blower wheels. I checked all the electrical connections and everything looked good. I checked all the vent pipe connections for carbon monoxide leaks and there was none. I used an electronic sniffer on the gas lines and there is no leaks as well. The bathroom fan was extremely dirty so there was poor air flow. I took it all apart and cleaned it. It was a night and day difference with the amount of suction now. Lastly I took a look at the water heater and the date says it was manufactured in September of 2005. There is a water filter that filters the water before the tank and it is extremely dirty. I would highly recommend replacing the tank due to the age because if that tank was to fail there would be 40 plus gallons of water all over the floor and the ceiling below.

Found a huge crack in the bottom of the indirect water tank. The supply valve is shut. I also found that the domestic water expansion tank has failed. The water tank is from 1998. I will send over an estimate to replace the hot water tank and the expansion tank. I would also recommend a maintenance to be done on the boiler if it hasn't been done recently.

Completed the plumbing maintenance. I flushed the hot water tanks. I pulled the anode rods and they looked in decent shape. I checked the expansion tanks and those were good. I labeled a few emergency shut off's. Lastly I checked the water pipes and drains and everything looked good.

Completed the plumbing maintenance today. I started off with flushing the water tank. I labeled a few emergency shut offs. I inspected the drain pipes downstairs and the client was saying that there was a leak at some point. The area was still a little wet and I believe it is sewage. I told her that we can come out and take a look and she said that she would let us know.

Found that the thermostat wire was grounding out somewhere. I used one of the extra thermostat wires.

Replaced the failed expansion tank for the domestic water. Checked and there was no leaks. The homes pressure is 100 psi. The state code is that if it exceeds 80 psi than a pressure reducing valve needs to be installed. I will send over the estimate for the PRV.

I was able to remove the old cracked leg and add a new one in. The unit was still pretty wobbly due to the concrete pad not being level. I used a rubber furnace block to shim the new foot. The unit is nice and sturdy now.

Performed a deep cleaning on the mini split head in the IT room. I took a before and after video. Turned it back on to 64 degrees in cooling mode.

Replaced the failed gas valve that is covered under warranty. I adjusted the high and low fire gas pressures. I also ran a combustion analyzer test in high and low fire. This checks the units CO, CO2 and oxygen levels. Lastly I checked for leaks and everything was good.

Found that the sump pump was turning on but not pumping any water. After checking the check valve and the inlet screen on the pump I came to the conclusion that the pump had failed. After installing the new pump I tested the operation and it worked great with no leaks.

I found that the fan limit switch was acting up. It is sticking and not allowing the blower to run long enough to cool down the heat exchanger. That is why it keeps short cycling. I'll send over an estimate to replace the fan limit switch.

Found that one of the stand pieces is broken on the outdoor unit. I ran the unit in heat pump mode and everything operated perfectly. We will be reaching out to you for when we can come and replace the part.

Replaced the collector box and gasket. Replaced the trap and re-piped it. Tested the operation and ensured that there was no more leaks.

Deep cleaned the mini split in structures.

Completed the plumbing maintenance today. I started off with flushing the hot water tank. I flushed it a few times because it was pretty dirty inside. The client had the temperature and pressure relief valve and the pressure reducing valve for the house replaced 3 months ago and the relief valve is still leaking water out of it. The expansion tank is starting to fail so I will send over an estimate for that. I pulled the anode rod and it was almost completely disintegrated so I will send over an estimate to replace that as well. I checked all the fixtures and drains in the house and everything looked great!

I completed the Rinnai maintenance today. I started off with running a cleaner through it for 35 minutes. Next I flushed 10 gallons of water through it. I cleaned the water inlet screen. I vacuumed out the inside of the unit. I checked incoming gas pressure and that was according to manufacturer specifications. The water heater is 16 years old but looks to be in good shape. Everything went good today.

When the fan runs at high speed, the plastic is vibrating. That is the sound that we are hearing.
