I completed the furnace maintenance today. The air filter is a one year air filter so that didn’t need to be replaced since it was replaced in the spring time. I flushed the trap and condensate pump with cleaner. I cleaned the flame sensor. I checked all the wiring connections and everything looked good. I checked incoming and outgoing gas pressures and everything was according to manufacturer specifications. When I was completing the combustion analyzing test, I saw that the CO levels in the exhaust pipe were out of manufacture specifications. I discovered that there was debris in the intake pipe. I cut out two sections of the flue pipe and cleaned out all of debris. I tested system operation in high fire again and the CO levels were under 100 PPM which is what the manufacturer wants.

Installation of a three-zone mini-split system to provide cooling and supplemental heating to the home. The outdoor unit will be placed on the gable end on a unit stand. We will level off the ground area with cement blocks to create a flat, level surface for the outdoor unit.

One indoor unit will be installed in the first-floor TV room.

A second unit will be installed in the kitchen, above the location of the existing in-wall A/C unit.

A third unit will be installed in the upstairs bedroom. Some additional airflow will reach the hallway area and bathroom, but the primary room for cooling will be the upstairs bedroom.

We will coordinate with our carpenter, Scott Woodbury, to come in to frame and remove the existing in-wall A/C unit. A new piece of drywall will be added and sanded, but the client will be responsible for matching the existing wallpaper. Alternatively, we can install the mini-split so that it will not be in the way of the existing window unit.

After doing a bunch of tests on the unit, we came to the conclusion that the gas valve had been sticking due to sitting over the winter time. I cycled the unit over 20 times by the last 10 times the unit wasn’t having any issues. I let the client know that if any issues come up again to please reach out to us.

I completed the furnace maintenance today. I replaced the air filter with a 20 x 25 x 5 air bear filter. I pulled the flame sensor and cleaned it. I flushed the trap and condensate pump with cleaner. I replaced the humidifier pad and turned it on for winter. I checked all the wiring connections and the blower motor capacitor and everything looked good. I checked incoming and outgoing gas pressures and everything was according to manufacture specifications. lastly I ran the unit and performed a combustion analyzer test to check for CO, CO2 and oxygen levels and everything was running great. The client mentioned that her grandson said the water was too hot so I adjusted the mixing valve and got the temperature to around 125°.
