As discovered during your recent Home Club AC maintenance visit, your current air conditioning system has suffered significant refrigerant loss, with the outdoor York micro-channel coil being the likely culprit. Instead of sinking money into repairing an aging unit, this proposal outlines the replacement of the AC portion of your system. We will be upgrading your cooling equipment to a high-efficiency Lennox EL18 system while fully retaining your existing oil-fired furnace and your current thermostat, as you prefer its operation. Scope of Work 1. New Cooling Equipment (EL18 Series) Outdoor Unit: We will safely recover the remaining refrigerant, remove the failing York unit, and install the highly efficient Lennox EL18 condensing unit. I was able to remove the old cracked leg and add a new one in. The unit was still pretty wobbly due to the concrete pad not being level. I used a rubber furnace block to shim the new foot. The unit is nice and sturdy now.
Qwentin was thorough and diagnosed the issue
I found that the fan limit switch was acting up. It is sticking and not allowing the blower to run long enough to cool down the heat exchanger. That is why it keeps short cycling. I'll send over an estimate to replace the fan limit switch.
Found that one of the stand pieces is broken on the outdoor unit. I ran the unit in heat pump mode and everything operated perfectly. We will be reaching out to you for when we can come and replace the part.
Completed the electric water tank maintenance. I started off with flushing the tank. I pulled the anode rod and that was in good condition. The expansion tank was in good condition as well. I labeled a few emergency shut off valves. I completed the plumbing inspection. I checked all the fixtures and drains and everything looked great.

Completed the plumbing inspection. The fixtures and drain lines all looked good. I added a couple emergency shut off tags. I completed the rinnai water heater maintenance. I flushed cleaner through it for 40 minutes. After that I flushed about 10 gallons of water through it. I cleaned the water inlet screen. I vacuumed out the inside of the unit and I vacuumed the air filter. The client was interested in whole house humidification so I will write up an estimate for steam and for a bypass humidifier. The client also noticed that in the summertime the upstairs floor would get very humid.
Completed the plumbing inspection today. All the drains and fixtures looked good. I labeled the main water shut off, the hot water heater shut off and the oil tank shut off. I entered in his equipment to his profile. The water heater is two and a half months old so the maintenance will be done next winter.

Bad lining switch
Replace burners and inducer coupling. -Coupling is back ordered so we will replace it when we do the AC maintenance or sooner. !
Installed tiger loop
No heat oil furnace. I found that the oil was not being pumped out. I had no oil pressure. I bleed the lines and the pump was still producing no pressure. I purged the oil lines with a vacuum hand oil pump and then replaced the oil pump. I put a new tank filter on as well. I checked combustion and setup oil pressure. Thank you!
The maintenance on your York warm air propane furnace went well. We recommend replacing the coupling in the furnace. It is worn. The heat issue you are experiencing is likely caused by the burners corroding. Sometimes it will burn off in the beginning of the season. We will send a price over to replace the burners. We replaced the air filter today. Thank you!
