This proposal outlines the rapid replacement of your existing, failed Fujitsu multi-zone system. Because your current system has suffered a refrigerant leak, we will completely remove the old equipment and replace it with a highly reliable Mitsubishi 2-zone ductless system. Based on our load calculations, your current capacities are perfectly sized for the spaces. We will be installing a standard Mitsubishi heat pump (non-Hyper Heat), which acts as a direct equivalent to your previous system. This will provide you with excellent, reliable air conditioning throughout the summer, as well as highly efficient supplemental heating during the milder spring and fall shoulder seasons. Installation of a stand-alone dehumidifier rated for crawlspaces. Unit will be installed in crawl with a condensate pump which will take moisture away from the air and transfer it through a condensate pump to the outside. Outside, a 3/4" PVC drain line will be seen to dispose of the moisture. Unit will sit on blocks. Unit will require 120V standard outlet. We can coordinate with our electrical team, listed as a line item, or you can hire your own electrician to install a outlet for use.

Water leak in basement by the water heater was actually from the toilet upstairs. It had a very bad waste water leak at the toilet flange connection. I pulled the toilet and disinfected everything. I then reset the toilet with new hardware and a new gasket. I flushed it multiple times and it is not leaking.

Today I assessed the existing water treatment system. Also, I took a comprehensive + radon water test. Once we receive the results from the laboratory, we will report back to you with the results.

Replace the fan blade and condenser metal top + fan guard that was damaged by ice. These are special order from the factory, so lead time will vary. For the wine cellar, we cannot source / make a custom drain pan. We will provide you with an estimate to install a dedicated Mitsubishi low-static air handler unit in our commercial P-Series unit to deliver reliable chiller cooling. That estimate will be sent over separately.

Rebuild wash box valve, replace washing machine braided supply hoses, replace kitchen faucet, replace kitchen sink waste drain, replace kitchen faucet hot + cold valves, replace dishwasher valve, replace dishwasher braided supply hose, replace bathroom faucet, replace bathroom faucet hot + cold supply valves.

Replace toilet fill valve.

Add 2 pipe hangers to 4" cast waste line. Replace outdoor spigot. Replace kitchen faucet. Cutout old water main shutoff and replace with ball valve.

Upon taking the unit apart to access the horizontal condensate drain pan beneath the Bosch indoor evaporator coil, our technicians (Qwentin and Jack) discovered the true source of the water leak. Rather than a structural crack, the leak was stemming from a pinhole puncture. During the unit's original installation, a sheet metal screw was accidentally driven through the cabinet and directly into the drain pan. Work Performed: Unit Disassembly & Inspection: Safely opened the equipment casing and slid out the drain pan to locate the exact source of the leak. Drain Pan Repair: Permanently sealed the puncture hole in the primary drain pan using high-temperature, water-resistant silicone. Drain Re-piping: Completely re-piped the condensate drain line and trap to ensure proper water flow. Replace Kohler shower cartridge under Kohler part warranty. Squealing noise from Lennox outdoor unit was just a loose panel that was vibrating. I tightened the four screws and it went away.

This indicates a previous contractor likely injected a leak-stop or dye product into the lines. We strongly suspect this thick substance has pooled and clogged the piston (the metering device/screen) at the indoor coil, severely restricting the flow of refrigerant and preventing your system from cooling properly. Proposed Scope of Work: To restore proper flow and operation to your system, we will perform a comprehensive line clearing and recharge process. Refrigerant Recovery: Safely and legally recover all existing, contaminated refrigerant from your system. Piston Cleaning: Open the refrigerant lines at the 2.5-ton indoor coil, remove the piston and screen, and thoroughly clean out any dye, sealant, or debris causing the blockage. Filter Drier Replacement: Remove the old liquid line filter drier and braze in a brand-new drier

Replace zone bypass board under warranty. Deliver and add salt to softener. Replace steam generator float & fill valve + water & temp sensor. Test operation. Take water test.

I am so sorry to hear about the stressful weekend with the system catching fire! Because the 25-year-old compressor suffered a catastrophic electrical failure, it released its refrigerant and caused what we call an "acid burnout" inside the copper pipes.
