Completed the AC maintenance today. I found that the unit is low on refrigerant. I talked to the client and they said they want to think about what they want to do next. I will still email over the estimate to add in the refrigerant and UV/sealant.

Found that the condensate pump had failed making the living room head not able to communicate with the system. I replaced the condensate pump and tested operation and everything was working as it should. I completed the mini split maintenance as well. Everything went great. Please see the attached form.

I found that the blower motor has failed. I replaced the blower motor, the capacitor and cleaned the squirrel cage and blower housing assembly. I tested operations and the unit is cooling. I would highly recommend a maintenance to be done. The outside coil was very dirty. Regarding the sweating water pipes I can reach out to the team for ideas.

Found that the unit was low on refrigerant. I talked to the client and she wanted me to add refrigerant and UV dye. I added 1 lb of refrigerant. It brought the units temperature split to 22° which is very good. We will be back within 2 to 4 weeks to perform a leak search to see if we can locate where the unit is leaking from. The unit is from 2010 and the parts warranty ran out in 2016. Regarding the black stuff falling on the dresser I found that the blower wheel was getting dirty again.

Found that the outdoor units coil has a big leak. Waiting to hear back from Mitsubishi parts to see if there is availability on a coil or unit. Zak will come out to give an estimate on adding a new unit for the son and daughter's bedroom or replacing the old unit and adding four heads onto it.

Found that the capacitor had failed. I also noticed that the contactor was very pitted most likely the original one. I ended up replacing the contactor, the capacitor and redoing all the wiring connections. Tested the system after and everything was running great!
