Found that the compressor capacitor failed. The outdoor condenser coil was very dirty as well so I washed it with water and coil cleaner. I tested the operations and the unit was running decent. We will schedule Zak to come out to give you an estimate on a system replacement.

Replaced the condensate pump for the mini split. Tested operations and everything was working as it should.

Found that the mini split system was low on refrigerant. I added a pound and a half of refrigerant and UV dye. We will schedule a return visit in the next 2 to 4 weeks to find where the leak is coming from. I will send out the estimates in the next couple of days. We will also schedule Zak to come out to give an estimate on the system replacement.

Completed the AC maintenance today. I replaced the filter. I rewraped the suction line with insulation. Everything was running great. There is a tear in the roofing sealant where the line set goes into the building, please see the attached picture.

I found that the blower motor has failed on the ERV. I also noticed that the two squirrel cages are dirty. I will send over an estimate to replace the motor and clean the squirrel cages. Regarding cleaning the dryer vent I recommended Armstrong air to the client. There is a bird's nest in the exhaust of the ERV so I also recommended Armstrong Air to remove it and clean out the exhaust vent. I will also send over an estimate for the new bird screen on the exhaust vent.

Found that the TXV valve is acting up. Either the screen inside is plugged up or there's an issue with the valve itself. The part is covered under warranty but the labor is not. We will send over the estimate to replace the TXV valve in the next couple of days.

Found that all three indoor heads are leaking. I added 2 lb of refrigerant to the system to get the mini splits to cool. We will be sending over an estimate in the next couple of days to replace the indoor heads. We will also schedule an appointment for Zak to come out to give a estimate on a system replacement.

I let the client know for now to not run the unit for more than an hour at a time and that afterwards to leave the fan running to dethaw the ice on the coil.

Merrimack, NH - Found the GFCI breaker was tripped. I reset it and the condensate pump turned on. I ran a gallon of cleaner through the condensate pump and it turned on, it was operating as it should. I told the client that it could have been moisture that tripped it and I did find a wire to be loose inside of the outlet. I told him to keep an eye on it for a few days.
