Next I completed the gas steam boiler maintenance for the Burnham boiler. I started off with checking all the electrical connections and everything looked good. I pulled the burner tubes and I cleaned them. I vacuumed out the burner box. I cleaned the flame sensor. I checked incoming and outgoing gas pressures and those were according to manufacturer specifications. Next I drain down the boiler. I removed the pigtail to clean it out but it was so plugged up with sediment that I wasn't able to clean it. I replaced it with a new one. I went to pull out the low water cutoff probe and everything I tried I could not get it out and I was worried about snapping it. I tested the low water cut off and it worked as it should. The automatic water feed worked as well. Lastly I ran the boiler and performed a combustion analyzer test that checks the units CO, CO2 and oxygen levels. The boiler was running good.

Today we completed an additional air quality reading report to see the difference in performance of the old dehumidifier versus the new. I will email over both reports of the summary to Matt for his records. We will return back in June or July to do another air quality test to see the performance in the summer months. We also need to swing by and tighten up the nipple fitting on the top of the indirect water tank.

I repaired a 14-year-old Bradford White gas water heater in Merrimack, NH. The unit had an issue with the thermocouple, which was preventing the pilot light from staying lit. I replaced the old thermocouple with a new OEM part and cleaned the burner assembly. After testing, the water heater is now functioning properly and providing consistent hot water. The homeowner was advised on future maintenance due to the age of the unit.

Performed maintenance in Hollis on a Navien NCB-240E combination boiler and tankless water heater. Descaled the unit using a vinegar solution to remove mineral buildup in the heat exchanger. Checked the inlet water filter and cleaned it to ensure proper flow. Inspected the ignition system and burner for wear, confirming all components were in good condition. After reassembly, tested the unit to ensure efficient and reliable operation.

In Hollis yesterday afternoon, I repaired an older Bradford White MI5036FBN 50-gallon gas water heater that was struggling to maintain temperature. Inspected the Honeywell thermostat and heating elements, identifying a failing lower element. Drained the tank, replaced the element with a new one, and refilled the system. Checked the pressure relief valve for proper operation and tested the heater to ensure consistent water temperature. The system is now back to full functionality.

Installed a Rinnai RU199iN tankless water heater today for a customer in Nashua. Mounted the unit securely, connected the gas line using approved fittings, and installed the concentric venting for proper exhaust. Connected the cold and hot water lines with isolation valves for easy maintenance and tested for leaks. The system was then purged of air and tested for correct operation. Ensured that the MC-91-2 temperature control panel was functioning and calibrated for energy efficiency.
