I started off with cleaning the outside condenser coil with coil cleaner and water. I checked all the electrical connections and everything looked good. I checked the capacitor and it was in spec. Next I went inside and I replaced the air filter on the air handler. I washed the evaporator coil with Dawn soap and water. I cleaned the trap out with drain cleaner. I checked the electrical connections and that all looked good as well. Lastly, I tested the system operating pressure and it was perfect.

I found that the Y one thermostat wire coming from the outdoor unit was disconnected. When I checked the pressures, I noticed that the sub cooling was really high and barely any superheat. I was getting a 20° temperature split.

In current operating condition, Chiller #2 only has 4 out of 12 condenser fan motors operating. Chiller#2 is short cycling and going off on high discharge pressure error. Necessary replacement of 4 condenser fan motors that are shorted to ground. We highly recommend replacement of 2 other condenser fan motors with bearings that are in abysmal condition. 1 contactor needs to be replaced. Quoting an optional new contactor for each motor, which is good practice.

Boiler 1 maintenance went well. Laars Magnatherm. Combustion analysis and slight adjustment of hi and lo fire was necessary in order to dial in CO2 level to manufacturer specifications. I cleaned the trap and checked the low water cutoff. The ignitor

While doing maintenance on the boiler I noticed Chiller #2 to be short cycling. In the chiller control I found that it was going off on high discharge pressure fault. Outside I went through all 6 banks of 2 condenser fan motors. I found ond bad contactor, 4 shorted motors, and 2 motors with extremely bad bearings. I sourced replacements and explained it to the Facility Director and he approved the quote. We have ordered materials and will begin removing failed motors.

I found that the Aprilaire dehumidifier has a code E4. When I called into tech support, they had me run a few tests and it indicated that the system has a leak and is low on refrigerant. The unit has a five-year warranty and is covered under warranty for full replacement.

The first thing I found is that the condensate trap for the AC was cracked. I then went outside and completed the maintenance for the outdoor AC unit. I washed the coil with coil cleaner and water. I checked the capacitor and it was in spec. All the wiring looked great as well. I went back up to the unit and cleaned the evaporator coil with Dawn soap and water. I checked the blower capacitor and that was inspect as well. The client wanted me to replace the trap so I cut the old one out and put a new one in. It was too cold outside to check the pressures so I let the client know that we will come back to complete the refrigerant charge check in may.

Hookup gas stove. New flexible connector. Check for leaks with electronic detector and bubble spray. Fabricated and installed anti-tip brackets for the oven. Pull and reset toilet that was leaking around base.

I found that the first and second floor systems both have leaks. I also found that the Bosch heat pump had a cover over the top of it so I removed it. I talked to the owner about everything that I found and he would like us to come back in mid May to recharge the first and maybe second floor system. He also wanted an estimate to replace the whole second floor system. Also, when we come back in May, he wanted the first maintenance done on the Bosch heat pump unit.

Upon arrival, there was water on the floor next to the furnace and the condensate pump was constantly running. I figured out that the pump is good and the condensate tubing is plugged the whole entire way. I had to run a new line and dump it outside of the house. I couldn’t access the old drain that the line went into. It was buried in the wall. After installing the new vinyl tubing and PVC I tested operation. I cleaned the beads in the condensate pump and ran cleaner through the pump and everything worked perfect. The client was interested about the Home Club so I gave her our brochure and said the office would reach out with some more information on it. I recommended that the condensate pump be flushed with cleaner at least twice a year because there is a furnace, air conditioner, water heater and dehumidifier running into the pump which causes a lot of growth buildup in the lines.

Granite State Mechanical Services is the only plumber you will ever need! Friendly, knowledgeable, trustworthy and reliable! They do annual maintenance but also remodels. I first met Mark in 2007, when he worked on my kitchen remodel and added air conditioning to my home. We were so happy with the work, we started using GSMS for our annual service. Since then the business has grown to include his sons. Any plumbing issue I have I get immediate service. You can’t go wrong with GSMS!
