Go over entire system. Bypass humidifer -Reccomend replacing the unit -Reccomend replacing the saddle valve with a stop valve Zoning is now labeled -One of the 2nd floor zoned trunks has 1 grille in basement for supplemental heat. Close in summer. -One of the 1st floor zoned trunks has 2 grilles in basement for supplemental heat. Close both in summer. Blower motor capacitor needs replacement. It is a 15uf and it is currently reading 10uf. Furnace red tagged due to undiagnosed high CO. We will provide water test quote with PFOA pricing.

GSMS HOMECLUB AC maintenance.

Replace the failed zone panel that is under warranty. All EWC products come with a 5-year warranty. Our labor warranty is one year.

Found that the zone panel has failed. It's not allowing the fan inside the turn on when there is a call for cooling. I confirmed that the heating does work and fan comes on. Gina will reach out to you with scheduling for tomorrow.

Sewer main clogged. Stuck open flapper on second floor caused water to come out of toilet near kitchen. Need snake and camera inspection. Thank you!

Add waste water check valve in basement trap. Add water hammer arrestors to washing machine valve. Perform comprehensive water test to drop off at NH State certified water testing facility.

Replace anode rod. Cut out corroded fitting and replace. Check for leaks and purge air from hot water lines. Thank you!

GSMS HomeClub plumbing visit. Everything went well. There are only a few repairs that I reccomend and I have sent over in an estimate!

Completed the plumbing visit today. I started off with doing the maintenance on the Rinnai tankless water heater. I started off with running a cleaner through it for 35 minutes. After that I flushed 10 gallons of water through it. I cleaned the water inlet screen which was very dirty. I vacuumed out the inside and vacuumed the filter. I checked incoming gas pressure and that was according to manufacturer specifications. I checked all the fixtures and drains in the house and everything looked great!

I hit the primary control reset and the furnace turned on. I believe a little air must have gotten into the line and locked it out. I bled the air at the pump and watched the unit run for about 20 minutes and everything was working as it should.

Completed the oil fired water heater maintenance today. I started off with replacing the oil filter, the nozzle, and the pump strainer. Next I drained down the tank. I pulled out the anode rod and it was almost completely gone. After filling the water heater back up I ran the burner. I performed a combustion analyzer test that checks the unit CO, CO2 and oxygen levels and it was running great. I also performed a smoke test and got zero smoke. I noticed that one of the connections going towards the circulator pump is corroded and starting to drip water so I will add that to the estimate. The slop sink in the garage is leaking water from the hose connection that attaches to the handle so those will need to be replaced.

Furnace PM. Replace inducer and found high CO in combustion due to cracked heat exchanger.

Emergency no heat oil service call. I found no power to the furnace caused by a corroded neutral wire. I repaired both the line and neutral connections to the furnace. It started up and I verified it stayed operating. Thank you!

Completed the gas furnace maintenance today. The client replaced her own air filter. I replaced the humidifier pad. Checked the wiring connections and the capacitor and everything looked good. I checked incoming and outgoing gas pressures and those were good as well. I found that there was a gas leak at the connection going into the gas valve so I pulled it apart and fixed it. I pulled and cleaned the flame sensor. I noticed that the intake pipe was blocked with leafs inside the unit, so I had to cut that open and vacuum up the leafs and glue it back together with a 2 inch PVC coupling. Lastly, I ran the unit and performed a combustion analyzer test that checks for CO, CO2 and oxygen levels and everything was running great.

I completed the gas furnace maintenance today. I started off by checking all electrical connections and everything looked good. I pulled and cleaned the flame sensor. I replaced the air filter that the client supplied. I replaced the humidifier pad and turned on the humidifier for winter. I checked incoming and outgoing gas pressures and everything was according to manufacture specifications. Lastly, I ran the unit and performed a combustion analyzer test that checks for CO, CO2 and oxygen levels and everything was running great. The client was in a meeting so I will email him over the invoice .

I completed the oil boiler maintenance today. I replaced the oil filter, the pump strainer, the nozzle and the electrodes. I pulled the front door of the boiler off and brushed and vacuumed out the heat exchanger. I saw that the relief valve was leaking a lot of water out of it, so I went ahead and replaced the relief valve. I purged all three zones of air and all the returns came back hot. Completed a combustion test as well that checks for CO, CO2 and oxygen levels and everything was running great.
