Removed the dip tube and the anode rod. Cleaned the threads on the tank really well. Taped and used pipe sealant on the threads. I let the client know that the wet sensor got a little bit of water on it so I left it unplugged so it can dry out.

Completed the Central AC maintenance and the mini split maintenance. Everything went great! I found inside of the furnace two gas leaks and a gas leak below the shut-off for the furnace. After repairing the leaks I gas sniffed all lines with my electronic sniffer and everything was good. No more leaks. Please see the attached form as well.

Installation of a stand-alone dehumidifier rated for crawlspaces. Unit will be installed in crawl with a condensate pump which will take moisture away from the air and transfer it through a condensate pump to the outside. Outside, a 3/4" PVC drain line will be seen to dispose of the moisture. Unit will sit on blocks. Unit will require 120V standard outlet. We can coordinate with our electrical team, listed as a line item, or you can hire your own electrician to install a outlet for use.

Found that the unit was low on R22 refrigerant. I added 1 and a half pounds of refrigerant. The unit is running and cooling now. Zak can come out and schedule a free estimate for a system replacement.

Found that the fan blade was broken in half and bent. We will send over an estimate by the end of today.

Replaced the failing expansion tank.

Water leak in basement by the water heater was actually from the toilet upstairs. It had a very bad waste water leak at the toilet flange connection. I pulled the toilet and disinfected everything. I then reset the toilet with new hardware and a new gasket. I flushed it multiple times and it is not leaking.

Checked out the thermostat and it was working, nothing was broken on it. Me and the client both agreed that putting the lock bx on it wasn't a good idea.

Completed the mini split maintenance today. I recommended all three heads be deep cleaned. She approved a deep cleaning for the bedroom head which is the worst one. Other than that the system is running great! Please see the attached forms.

Today I assessed the existing water treatment system. Also, I took a comprehensive + radon water test. Once we receive the results from the laboratory, we will report back to you with the results.

Replace dielectric feed tube on system 2000 hot water tank. Replace anode rod.

Found that the drain line was getting clogged. I cleaned out the drain pan and line with cleaner and hot water. I also blew out the line with a CO2 cartridge. After putting it all back together I tested operation and everything was working great.

I was there for about 40 minutes and everything was operating normally. I didn't hear any abnormal noises when the units were turning on, running or shutting off. I let the client know if he hears it again to try to get it on video and send it over to us.

Replaced the indoor blower motor, board and blower wheel bearing. Tested operation and it was running quietly now.
