Thank you for having me out to evaluate your home's comfort issues! Based on my load calculation, your first-floor cooling issues are stemming from the original installation. The previous contractor attempted to cool both the living room and the kitchen by placing one oversized 15,000 BTU unit in the living room. Because that unit is so large for the space it's actually in, it cools the room too quickly and shuts off before it can pull the humidity out of the air—leaving your living room feeling "cold and clammy" while the kitchen stays hot. The Solution: We are going to add a dedicated, perfectly sized single-zone Mitsubishi mini-split directly into the kitchen where the heat is trapped. By running this new kitchen unit continuously, it will act as the "heavy lifter," efficiently cooling the space and pulling the trapped humidity out of the entire first floor. This will allow you to raise the temperature on your oversized living room unit so it stops short-cycling, finally balancing

Qwentin located a highly visible refrigerant leak directly on your indoor evaporator coil. Fortunately, we were able to locate an exact-match replacement coil for your system, which means we can get this swapped out smoothly. Here is what our team will do to resolve this: Safely recover any remaining refrigerant from your system. Remove the leaking coil and install a brand-new, exact-match ADP evaporator coil. Professionally braze the new copper connections and perform a deep-vacuum of the system to ensure no moisture or contaminants are inside. Recharge your system with the proper amount of new refrigerant and test everything to ensure it is cooling perfectly. A Note on Warranty: We checked the manufacturer's warranty status for your current Advanced Distributor Products (ADP) coil. Unfortunately, because the system is past the 5-year mark, the original manufacturer's warranty has expired.

Per your request, I have revised the mechanical design for your home to an all-cassette configuration. Instead of using a traditional wall-mounted unit in the Master Bedroom, I have upgraded all three zones (Front Sitting Room, Back TV Room, and Master Bedroom) to utilize sleek, flush-mounted 1-way ceiling cassettes. I believe that the three way valve in the boiler was sticking and caused the domestic hot water to trigger a boiler high limit lockout. I reccomend replacing the boiler due to its age.

Undersink water heater leaking caused by supply hose. I replaced both hot and cold hose. The leak is now gone.

I ran almost 2 gallons of water through Ductless system in XRAY. Everything was working properly related to the drain. I could not find a source of a water leak related to the system.

Replace two outdoor faucets. New spigots will be frost free. Cutout mess of fittings and tee in boiler room as discussed with David.
