Heating & Hot Water: Boiler Installation: The new high-efficiency wall-hung unit will be installed in the basement, on the wall in the vacinity of the old boiler. Domestic Hot Water: This boiler is a combi model so it will act as a tankless water heater, providing domestic hot water for the home. Expect an additional 30-second delay in heating. Condensate Management: As a high-efficiency unit, this system produces condensate (water). We will install a condensate pump to route this moisture automatically to the available basement drain. Completed both gas furnace maintenances. I replaced the filter on the furnace downstairs and replaced both humidifier pads. Everything went great today! Please see the attached form.

Completed the furnace maintenance today. Everything went great. The only thing that I noticed was the collector box is starting to leak and the flue tee is really crusty. I'll send over an estimate for those repairs. Please see the attached form.

Loose wire connection in pump.

Checked incoming and outgoing gas pressures and everything looked good. Performed a combustion analyzer test and all my readings were good as well. I noticed that the low pressure switch is faulty and was never hooked up into the circuit from when the unit was installed. We will send over an estimate to replace the low pressure switch.

Gas leak found at oven gas connector. Replace with new appliance connector.

Replaced the heat exchanger. I checked incoming and outgoing gas pressure and that was according to manufacturing specifications. I performed a combustion analyzer test and the unit was running great. Lastly I used my CO detector and went around all the sealed spots and there was no CO detected.

I found the boiler pump to not be working due to air being stuck in the system. I purged the zones out and fixed a loose connection on the boiler pump. I also fixed the exposed wiring on the HW tank pump. I recommend replacing the boiler pump with a more reliable and robust pump. We have sent an estimate for that replacement. Thank you.

Found minisplit system to be low on refrigerant. I went around and checked every connection with electronic detector and could not find anything. Confirmed with local distributor that this year of unit did have bad indoor coils. We will provide an estimate to replace them under warranty.

Completed the furnace maintenance. Found that the incoming gas pressure was 19.31 inches water column which is way over the max pressure that the gas valve can handle. I red tagged the furnace since it has an open burner box. I adjusted the outside regulator to 11 inchs water column. I informed the client and he contacted the propane company and they are going to come out this week to take a look at the regulator, the gas valve on the furnace, water heater and gas fireplace.
