Job Locations and Reviews
Qwentin did the annual maintenance on our furnaces. He checked everything thoroughly via checklist and itemized was done.
I found that the boiler was off on a error code because the condensate trap was clogged. It was completely filled with calcium deposits. I pulled the trap apart and I rinsed it out with hot water and soap. I put it all back together and tested operation and everything was working as it should. I found that a connection to the circulator pump inside of the boiler was slightly leaking. I found that the neutralizer beads were caked up with calcium deposits as well and found that the high vent was leaking. The heat exchanger was also pretty dirty inside so I will send over an estimate for those repairs and cleaning of the heat exchanger.
I found that the gas valve was faulty. I replaced it with a new OEM gas valve and a propane conversion kit. After I reconnected everything I tested for gas leaks and there was none. I checked incoming gas pressure and I set outgoing gas pressure to manufacture specifications. I cycled the unit 10 times. I performed a combustion analyzer test that checks the units CO, CO2 and oxygen levels and everything was running good.
Adjusted gas pipe through sill penetration. I also added some frame between the hangers to aid in the noise. If the existing noise is still unsatisfactory please let us know and we can replace with vibration hangers.
Add boiler weld to boiler. I adjusted hi and low limit to try and have the boiler fire less frequent. Please check it as often as you can to ensure the leak seals. We will send over an estimste to replace the boiler.
Found leak on boiler,needs a price for new boiler. Would like to try boiler stop additive.
We replaced the pump bracket assembly with a replacement that was found in the basement. There were a few issues encounter such as seized bolts and one that had to be drilled out and tapped. We were able to get it replaced and checked for operation. You're all set. The smaller boiler on unit 115 needs a new expansion tank and relief valve. The relief valve is dripping water and the expansion tank is water logged.
I did not find any issues with the hot water system.
Install washer and dryer on first floor,remove gas line to basement dryer,remove washing machine drain and check exhaust fan.
Completed the HRV maintenance today. This involves washing the washable filters with soap and water. I pulled out the heater core and washed that out with soap and water as well. I vacuumed out the inside of the HRV. I used soap and a rag to clean it. I reconnected the drain and tested the operation. Everything was working as it should.
Replace gas valve under Lennox warranty. Tested operation according to oem requirements. All set, thank you!
Scope of Work: Replacement of the failed Burnham IN6 gas-fired steam boiler with a new high-efficiency SteamMAX 150k Gas Steam Boiler. Installation Details: The new boiler will be professionally piped into the existing system design to ensure proper steam distribution. All necessary connections (steam supply, condensate return, gas piping, exhaust venting, and electrical) will be remade to the new unit. The existing failed boiler will be disconnected, removed, and properly disposed of. Manufacturer Goodwill Rebate ($1,800): US Boiler Company has agreed to provide a goodwill rebate of $1,800 to the client upon replacement with this new boiler. Important Process Note: This rebate is a direct transaction between the client and the manufacturer. The client is responsible for filing the necessary paperwork directly with US Boiler Company, who will mail the check directly to the client. GSMS is not involved in the processing of this rebate nor responsible for the payment.
The experience started with Gina in the office who was very responsive and accommodating and made the scheduling process super efficient and friendly. Then Mark came and brought his expertise to my home and systems to point areas of installation failures by the company that installed my system. Just using the basic manual to point out how they cut corners. Mark spent the time to correct the exhaust piping to fix leaks and improve air flow. He was friendly and accommodating.
Had to tap out corroded end of previous shower arm. It was pretty well stuck. I eventually was able to remove it and install the new arm to the previous rain head. I ran the shower to look for leaks and it looks all set. Thank you.
Replace hot water heater
I completed the condensing gas boiler maintenance today. I started off checking all the electrical connections, everything looked good. I pulled the flame sensor out and I cleaned it. I checked all accessories and everything looked great. I pulled the trap out and I cleaned it and primed it. I flushed the condensate pump with cleaner. I cleaned out the boiler magnet and I added in Fernox Protector F1. Lastly, I ran the boiler in low and high fire and performed a combustion analyzer test that checks the units CO, CO2 and oxygen levels. The boiler was running great.

Today I completed a maintenance on your Viessmann oil boiler. Everything went great during the visit. I reccomend replacing the expansion tank and the mixing valve. Please see the maintenance sheet for details of todays service. Thank you!
Replaced the Lennox carbon MERV 16 filter and UV bulb.
I completed the oil boiler maintenance today. I replaced the oil filter, the pump strainer, and the nozzle. I checked all the boiler accessories and found that the high vent has been leaking for a while. I replaced it with a new one. all other boiler accessories looked good. I ran the boiler and performed a smoke test and got zero smoke. I performed a combustion analyzer test that checks the units CO, CO2 and oxygen levels and everything was too manufacture specifications. The boiler is running great. Client mentioned that the tub drain in the bathroom hasn’t been draining properly. I removed some hair out of the drain and put a cup of Talon drain cleaner in the drain. I flushed it with hot water and the drain was working great.
Today I completed an oil furnace maintenance. Everything went great. I made quite a few adjustments to address the sooting issue you are experiencing. I believe the sooting was caused from an adjustment made in 2024 that looked like it was to be burning rich. Please let us know if the issue persists. Thank you.

Replacement of the failed system on the second floor with a new, high-efficiency Lennox system, similar to the new system we installed at your previous home. The new system will feature a high-efficiency variable-speed furnace and a variable-speed heat pump unit, controlled by a new S40 thermostat. Since the existing lineset and wiring connecting the system in the attic to the outdoor unit were installed in the wall cavity and are not accessible, we will need to cut open the wall on the second floor and on the first floor to allow us to route the new refrigerant line from the attic to the basement to get to outside. We will remove and open the wall. Patching the wall and painting repairs will be the responsibility of the client. At the outdoor unit location, we will position the new unit in the same spot. However, we would recommend re-doing the venting penetrations, as two of the existing vents currently blow exhaust directly onto the outdoor unit, which can be detrimental to perfo

Replace thermostatic mixing valve. The previous one was gunked up with minerals. That part only has a one year warranty on it. I did not have that style toilet handle on my truck. We will order a replacement. I ziptied the toilet handle to the bar for now. I replaced the hair wash faucet. The new shower head did not fit to the regulator threads. I have to get an adapter fitting. We will do everything else when we come back to complete the furnace maintenance.

I noticed that the vent pipe wasn’t screwed onto the collar of the boiler so I added sheet metal screws to it. Also, the draft hood didn’t have any sheet metal screws in it so I added three. I found that both high vents are leaking water.
