Furnace maintenance went great today. We had to clean the burners to achieve a safe co.bustion reading. They need to be replaced. We will provide a quote for new burners and the silicone exhaust piece.
Clean inlet screen, remove and inspect flush cartridge, reinstall cartridge, adjust actuator according to instructions, and test flush. Lever from handler is no longer slipping off of actuator linkage. Vacuumed up water in tank and flushed multiple times and there was no more water.
Pm on oil boiler replaced nozzle,filter and strainer,check boiler water good
I completed the oil furnace maintenance today. I replace the oil filter, the pump strainer and the nozzle. I replaced the air filter with a 20 x 25 x 5 air bear filter. I checked the wiring connections and everything looked good. I pulled the cleanouts and I brush and vacuumed out the heat exchanger. Lastly I ran the furnace and I completed a combustion analyzing test. This checks for CO, CO2 and oxygen levels and everything was running great.
Batteries in flood stop valve were low. It couldn't open back up when the valve was performing its programmed exercising. I replaced the batteries and cycled the valve a few times. I tested for hot water at fixtures and you are all set. Thank you!
Completed the mini split maintenance today. I started off with cleaning the outdoor unit. I washed the coil from the inside out with water. I checked the electrical connections and everything looked good. I went inside and I cleaned all the indoor coils with coil cleaner. I cleaned the outside of the unit with a wet rag. I ran all units on maximum heat and they were blowing 117° air. Everything was running great.!

I flushed the trap and condensate pump with cleaner. I replaced the clients air filter that she supplied. I checked incoming and outgoing gas pressures and everything was according to manufacture specifications. Lastly, I ran the unit and performed a combustion analyzer test, to test CO, CO2 and oxygen levels and everything was running great!

I checked the wiring connections and everything looked good. The client replaces his own filters. I replaced the humidifier pad and put the humidifier into winter mode. I checked incoming and outgoing gas pressures and everything was according to manufacture specifications. Ran the unit in high and low fire and performed a combustion analyzer test to check for CO, CO2 and oxygen levels and everything was according to manufacture specifications. The client noticed that their hot water recently started to get really hot. I found that the mixing valve was sticking. I ended up freeing it up and adjusting the water temperature to 122°F. I let the client know that if they notice their water temperature change again that we just need to replace the mixing valve.

Replaced the clients house sediment filter with her supplied filter. We noticed that her Rinnai had a code 63. I pulled out the inlet filter and it was dirty so I cleaned it. The code never came back on, but I told the client to keep an eye on it.

Today I completed a maintenance on your Lennox Signature Series propane furnace. Everything went great. I found the vent pipe was not glued in so I went ahead and glued it together. I replaced the Humidifier pad as well. The Rinnai tankless water heater maintenance went great as well. There were no necessary repairs found during today's visit.

Removed and cleaned blower wheel and cabinet. Cleaned the secondary heat exchanger as well. I replaced the air filter as well. I set up the smart AC kit in the main house.

I fixed the vent pipe and added in a drain line to the air handlers drain. Next I went outside and I performed the maintenance on the outdoor unit. I cleaned the coil with water. Washed the outside of the unit as well. Last time I was here, I completed all the other maintenance and replaced the filter as well.

Today we went through the entire new home and recorded all of the information. We put together a GSMS Homeclub for both the main home and the guest home. The water down stairs is from the suction pipe of the Attic AC. It freezes over because it is low on refrigerant, then it melts and creates the puddle in the basement. The HRV is running to introduce fresh air into the home and exhaust the stale air from the home. We reccomend having Zak come out to look at replacing the system in the attic. The upstairs toilet and the master bath, we reccomend replacing the internals of the toilet. We reccomend replacing the supply valve for the master toilet and the main area toilet, as well. We sent an estimate for that as well.
Replacement of the existing air conditioning and gas furnace system with a new high-efficiency Lennox hybrid heat pump and gas furnace system. This system is designed to provide reliable heating primarily from the heat pump technology during the majority of our heating days. On colder days where the outdoor temperature drops below 30°F, the system will intelligently calculate the most effective and efficient mode of operation, seamlessly transitioning between heat pump and gas furnace modes as needed. The new system will be installed in the same locations as the existing equipment. A new Lennox S40 thermostat will serve as the central control for the system, allowing for precise temperature adjustment and maximizing the system's overall efficiency and comfort. I needed a new fan motor for my air conditioner. Jack replaced the motor and it ran for about 30 minutes and stoped. I called the company and explained what I had observed and they sent Mark out the next day to replace the motor and the same thing happened. They ordered a replacement motor from the air conditioner company, Mark installed it and problem was solved. This was all done very professionally and within a reasonable time period.Great company to deal with.
Jack is a very knowledgeable technician. He serviced my AC unit and found the fan motor was on its way out. He showed me the problem with the motor and had a replacement on his truck. Jack is very friendly guy and does not hesitate to discuss what he is doing and why. When he was finished, I received a complete report on items he had tested or inspected. I am Pleased he will be handling my HVAC system. Gina was also very helpful in arraigning my appointment.
