I started off cleaning the outdoor units coil with water and coil cleaner. I checked the electrical connections and the capacitor and everything looked good. I went inside and I replaced the air filter with a 20 x 25 x 5 air bear filter. I brushed and flushed the trap with cleaner. I turned off the bypass humidifier. I checked the electrical connections and they looked good. Lastly, I ran the AC unit and everything was operating as it should.

I started off with washing the outdoor unit with water and coil cleaner. I checked all the electrical connections and everything looked great. I then went inside and checked the indoor blower capacitor and that was inspect. All the connections look good as well. The client replaces their own air filter. Lastly I ran the unit and tested the operating pressures. I found that the unit had a high superheat and low pressures indicating that there is a leak somewhere in the system. I talked to the Client and she is going to talk it over with her husband if they want to recharge the unit or replace the whole system.

I started off with cleaning the outdoor units coil with water and soap. I cleaned the outside of the unit as well. I’ve checked all the electrical connections and they looked good. I went inside and vacuumed the indoor filters. I cleaned the two wall heads coils with dawn soap and water. Lastly, I ran all the zones in max heat mode and the temperatures looked good.

Today I diagnosed the issue with your Number 10 error code on your rinnai as a sooted up heat exchanger. Gaskets neat to be ordered and the heat exchnager needs to be disassembled and thoroughly cleaned. We will clean the burners while we have it apart as well. I noticed a leaking fitting on your furnace so I replaced that today as well. Thank you!

I started off with cleaning the outside coils with coil cleaner and water. Next, I checked all the electrical connections, the capacitor and everything looked good. I went inside and I replaced the air filter with a 20x25x5 air bear filter. I cleaned the indoor coil with dawn soap. I then flushed the trap with cleaner. I checked all the electrical connections and the capacitor and everything looked great. Lastly, I checked the systems operating pressures and the system was running very good.

I found that though hard start kit was blown open. I also found that capacitor was out of spec. I replaced both the capacitor and the hard start kit. I checked the pressures and I was getting ok readings, but I noticed that the outdoor coil was really dirty. I told the client that she should get a maintenance done on her system.

I started off inside with vacuuming the indoor unit out. Next I replaced the air filter, the client supplies her own filters. I cleaned the indoor coil with Dawn soap and water. I flushed the trap with drain cleaner. I checked electrical connections and everything looks good. I went outside and I washed the outdoor unit with coil cleaner and water. I checked the capacitor and it was inspect. All the wiring looked great as well. The Client has a sediment filter so I changed that for her as well.

When I arrived, the condenser fan motor was constantly running. I found that there was a lot of bugs inside of the unit. The contactor was sticking. I pulled the contactor apart and the pits of the contactor were dirty so I clean them. It ended up being cheaper for the client to just have the contactor replaced so I put a new one in for him. I tested operation and it is running as it should. I also noted to the client that if he would like his AC serviced that we could do it in the beginning of the summer time. I also noticed that the suction line outside was deteriorating, so I sent him an estimate to replace the insulation on it.

Snake shower drain. Remove bathroom sink pop up and clean. Run drain cleaner down both drains. Replace master bathroom faucet. Replace master bathroom sink drain trap because the old one was cracked and dripping. Test thoroughly for leaks.

Did plumbing inspection steam shower requires no maintenance.Tighten hot water handle on 3rd floor faucet. I completed the furnace and AC maintenance. Replaced the humidifier pad and put the system into summer mode. Replaced the air filter, the client supplied the filter. For the furnace portion I checked the gas pressures and they looked good. I did a combustion test and everything was to manufacture specifications. I checked all of the wiring and everything looked good as well. Outside on the air conditioning portion I washed the outdoor unit with soap and water. I checked the fan capacitor and all the wiring and everything looked great. Lastly, I ran the AC unit and I checked the charge and all the pressures looked good.

Installation of a third zone to support the finished basement area with heating and cooling. A new supply trunk will be installed in between the existing ductwork to allow for a clean installation in the boxed in area already constructed by the contractor. Supply registers will be ceiling installed; with one in the bedroom, one in the bathroom, and two in the living area. A main return register will be installed in the bedroom wall. A wall transfer grille will be installed in between the bedroom and living area wall to allow for proper airflow to guide back to the furnace. A Lennox iHarmony Zoning Thermostat will be installed to provide independent control over the system. Lennox s40 and the smart zoning system will be re-calibrated to ensure proper operation with the new zone added.

Replacement of existing system with a new GSMS system to provide cooling to the home. Refrigerant line set replaced completely - hole through foundation will be sealed up with cement patch and new penetration made through sill plate. New Ecobee wifi thermostat installed for the first floor zone to provide control of the system zone from wifi/app. Other zone will be replaced with a standard programmable thermostat similar to existing setup. New zoning module with two zone dampers will be installed for efficient system performance. Existing poured concrete pad will be re-used for new condensing unit. Floor drain condensate pump will be removed and replaced with a standard condensate pump that will pump into the washing machine drain.
