I fixed the vent pipe and added in a drain line to the air handlers drain. Next I went outside and I performed the maintenance on the outdoor unit. I cleaned the coil with water. Washed the outside of the unit as well. Last time I was here, I completed all the other maintenance and replaced the filter as well.

Today we went through the entire new home and recorded all of the information. We put together a GSMS Homeclub for both the main home and the guest home. The water down stairs is from the suction pipe of the Attic AC. It freezes over because it is low on refrigerant, then it melts and creates the puddle in the basement. The HRV is running to introduce fresh air into the home and exhaust the stale air from the home. We reccomend having Zak come out to look at replacing the system in the attic. The upstairs toilet and the master bath, we reccomend replacing the internals of the toilet. We reccomend replacing the supply valve for the master toilet and the main area toilet, as well. We sent an estimate for that as well.

Replacement of the existing air conditioning and gas furnace system with a new high-efficiency Lennox hybrid heat pump and gas furnace system. This system is designed to provide reliable heating primarily from the heat pump technology during the majority of our heating days. On colder days where the outdoor temperature drops below 30°F, the system will intelligently calculate the most effective and efficient mode of operation, seamlessly transitioning between heat pump and gas furnace modes as needed. The new system will be installed in the same locations as the existing equipment. A new Lennox S40 thermostat will serve as the central control for the system, allowing for precise temperature adjustment and maximizing the system's overall efficiency and comfort. Since the existing lineset travels through the wall cavity, it will be thoroughly flushed and cleaned to prepare it for connection to the new system. Upon arrival I found that the wet switch was tripped. There wasn’t any water in the overflow pan, but looked like there was at some point. I reset the wet switch and turned off the whole entire system for about 15 minutes. After I turned it back on I removed the error codes from the thermostat. I replaced the air filter with a 20 x 20 x 5 air bear filter. I ran the unit on maximum cooling to check my temperature split and I was getting around 15°. I noticed that the old vent in the roof for the oil fired furnace was leaking water into a bucket underneath. That water splashed into the overflow pan of the unit and tripped the wet switch, causing the unit to not operate. We will be reaching out to do the PM and to figure out what to do about the leaking vent pipe.

I started off with cleaning both outdoor units coils with water. Both of the units I cleaned with cleaner and a rag. I checked electrical connections on both outdoor units and they looked good. Next I went inside and pulled out all the filters and the client cleans them very regularly. I cleaned all five indoor heads with coil cleaner. Lastly I ran all the units in cooling mode and got great temperature splits on the units. Everything looks and runs amazing.

I started off with cleaning the outdoor units coil with water. I checked all electrical connections and everything looked good. I then went inside and I checked the air filter and that was replaced in March and in looked really clean so I didn’t put a new one in. I brushed and poured cleaner in the condensate trap. I checked electrical connections and everything looked good as well. Lastly, I ran the unit on maximum cooling and all the pressures and discharge air temperature looked great.

I removed the garbage disposal cover and looked inside. There was a soft white object that was jammed against the wall. I think the disposal teeth were making contact with the object and producing a strange noise. It runs and sounds nice now.

I needed a new fan motor for my air conditioner. Jack replaced the motor and it ran for about 30 minutes and stoped. I called the company and explained what I had observed and they sent Mark out the next day to replace the motor and the same thing happened. They ordered a replacement motor from the air conditioner company, Mark installed it and problem was solved. This was all done very professionally and within a reasonable time period.Great company to deal with.
