Bedford, NH - I found no gas leaks at the furnace in the workout room. I used my gas sniffer and found no leaks on the gas pipe or the gas valve. I rechecked my repair and there was no Co present inside of the furnace cabinet. I also performed a combustion analyzer test when the unit was running and it was running good. Only when the unit turns off you can smell a little odor of propane which I have found normal on propane furnaces. The smell is the mercaptan when the unit shuts off. Mercaptan is a harmless odor that they add into propane to detect gas. The furnace is safe to operate.

Replacement housing unit and two spare O-rings for the client to have for repair. These are materials only so there is no additional pricing for installation.

Upon arrival I found that there was water in the furnace cabinet. I found that the furnace trap was clogged. I rinsed it out with hot water and soap. I primed the trap and reinstalled it. When I went to start up the furnace the same area code came on again. I found that the blower motor has failed. When trying to locate a new motor the rep had told me the best thing to do was to replace it with the OEM motor. We will get back to you Friday and let you know if we can replace it that day.

Completed the non condensing rinnai water heater maintenance. I inspected the inside for leaks and there was none. Checked the wiring connections and everything looked good. I checked incoming gas pressure and that was according to manufacturer specifications. I ran the cleaner through it for about 45 minutes. I flushed about 10 gallons of water through it after. Everything looked good on the water heater. The noise with the radiators I believe is that there is air in the system and because the expansion tank is bad. We will come out as soon as possible to replace the leaking trap under the bedroom sink.

Replacement of the failed system on the second floor with a new, high-efficiency Lennox system, similar to the new system we installed at your previous home.

The new system will feature a high-efficiency variable-speed furnace and a variable-speed heat pump unit, controlled by a new S40 thermostat.

Since the existing lineset and wiring connecting the system in the attic to the outdoor unit were installed in the wall cavity and are not accessible, we will need to cut open the wall on the second floor and on the first floor to allow us to route the new refrigerant line from the attic to the basement to get to outside. We will remove and open the wall. Patching the wall and painting repairs will be the responsibility of the client.

At the outdoor unit location, we will position the new unit in the same spot. However, we would recommend re-doing the venting penetrations, as two of the existing vents currently blow exhaust directly onto the outdoor unit, which can be detrimental to perfo

I re arranged the control woring for the system. I found a gang of wired sharing a hole with line voltage wiring. I think this was the problem. I also grounded a zone stat to common. Covered under system warranty, thank you!

I found that the burner tubes are very rusty. I found that the trap on the unit has been leaking water for a while. I found that the fitting that connects the inducer motor to the exhaust vent pipe was leaking CO in the furnace cabinet. I sealed it up with high temp silicon and vent tape and tested it, there is no more CO present. I would highly recommend making all those repairs especially the connector for the inducer motor i

Replaced trap on water system,it had 2 lines from basement HVAC system and dehumidifier drain line going into air gap on water system line.When water softener back washed it splash against the other lines.Installed 2"trap with 2" wye to separate the lines.Got model numbers off radiant thermostat to look up new ones.Have to do more research on floor heating odor.

We will send over an estimate to the client to for the tuneup kit.

I tested the pump pressure and that was within manufacture specifications. I ran the unit and performed a smoke test and got zero smoke. I also performed a combustion analyzer test that checks the CO, CO2 and oxygen levels and the boiler was running great. I noticed that the target wall and the floor in the boiler are starting to fall apart. I’m adding a photo with the estimate and emailing it to the client.

Clean inlet screen, remove and inspect flush cartridge, reinstall cartridge, adjust actuator according to instructions, and test flush. Lever from handler is no longer slipping off of actuator linkage. Vacuumed up water in tank and flushed multiple times and there was no more water.

I needed a new fan motor for my air conditioner. Jack replaced the motor and it ran for about 30 minutes and stoped. I called the company and explained what I had observed and they sent Mark out the next day to replace the motor and the same thing happened. They ordered a replacement motor from the air conditioner company, Mark installed it and problem was solved. This was all done very professionally and within a reasonable time period.Great company to deal with.
