Completed the water heater maintenance and plumbing inspection. I started off with draining the water tank. I pulled the anode rod and it was in good condition. I checked the other accessories of the water tank and everything looked good. I labeled some emergency shut off valves. Lastly I checked the drains and fixtures and everything looked great.

Completed the Rinnai tankless water heater maintenance. I started off with running a cleaner through it for 40 minutes. After that I flushed 10 gallons of water through it. I cleaned the water inlet screen. I cleaned the air filter. I cleaned the flame sensors and electrode. I checked incoming gas pressure and that was according to manufacturer specifications. I checked the water heater accessories and everything looked good. I labeled a few emergency shut off's. I completed the house plumbing inspection. I checked all the fixtures and drains, everything looked good. When we come out for the AC maintenance the client would like us to bring 2 water filters for her home. The client also wanted us to replace her garbage disposal whenever we have availability.

Found that the furnaces condensate pump had failed due to age. Replaced it with the new pump. Poured cleaner inside of it to flush the lines as well and tested operation. Everything was working great and no leaks.

We found the circular pump to be faulty. We installed a new one and tested operation. Return was coming back hot. Replaced both of the thermostats for the boiler as well and tested operation with them.

I found that the downstairs humidifier wasn't working because the switch wasn't on. Upstairs I found that the humidifier control had no power going to it. Someone at some point had unwired the humidifier for some reason. We'll have to come back to rewire the humidifier. I also mention that we should do both of the furnace maintenances and she wanted that done as well.

The client said that sometimes it would stick causing the toilet to run constantly. I replaced the clients sentiment filter. He had a new one available for me. The only thing that I noticed was one of the connections for the new water system that was installed has been and was leaking a little amount of water. Bedford, NH - I found no gas leaks at the furnace in the workout room. I used my gas sniffer and found no leaks on the gas pipe or the gas valve. I rechecked my repair and there was no Co present inside of the furnace cabinet. I also performed a combustion analyzer test when the unit was running and it was running good. Only when the unit turns off you can smell a little odor of propane which I have found normal on propane furnaces. The smell is the mercaptan when the unit shuts off. Mercaptan is a harmless odor that they add into propane to detect gas. The furnace is safe to operate.

Completed the non condensing rinnai water heater maintenance. I inspected the inside for leaks and there was none. Checked the wiring connections and everything looked good. I checked incoming gas pressure and that was according to manufacturer specifications. I ran the cleaner through it for about 45 minutes. I flushed about 10 gallons of water through it after. Everything looked good on the water heater. The noise with the radiators I believe is that there is air in the system and because the expansion tank is bad. We will come out as soon as possible to replace the leaking trap under the bedroom sink.

I needed a new fan motor for my air conditioner. Jack replaced the motor and it ran for about 30 minutes and stoped. I called the company and explained what I had observed and they sent Mark out the next day to replace the motor and the same thing happened. They ordered a replacement motor from the air conditioner company, Mark installed it and problem was solved.
