I believe the burning smell was caused by loose insulation threads making contact with the hest exchanger. I removed the threads and the smell went away.

Replaced the failed indirect water tank. Checked for leaks and there was none. Replaced the domestic water expansion tank. Completed the maintenance on the boiler. I started off with checking all the wiring connections and everything looked good. Next I pulled the flame sensor and cleaned it. I vacuumed out the burners and the burner box. I checked incoming and outgoing gas pressure and those were accordance to manufacturer specifications. I inspected all the boiler accessories and the only thing that I found was that the high vent was leaking water. Lastly I ran the unit and performed a combustion analyzer test. This checks the unit CO, CO2 and oxygen levels. The boiler was running good. I bled the air from the hot and cold water lines before I left.

Boiler flow switch is bad. I installed temporary low water cut off in order to keep the boiler on line for the residents. We will order the switch and return this week to replace it.

Completed the plumbing maintenance and inspection. I started off with draining both electric water heaters. I checked the anode rods and those were in good condition. I checked the expansion tank and that was good as well. I labeled a few emergency shut off's and I showed the client where they were. I went around the house and checked out all the drains, water lines and fixtures, everything looked good.

A new First Co hydronic air handler will be installed. This unit features a variable-speed motor for quiet and efficient operation, and it has a built-in hydronic coil for heating. We will install a new return air base with a new air filtration system. The new coil will be re-connected to the existing oil boiler zone, just as the previous system was. The existing ductwork connections will be remade to the new system, and both returns will be reconnected.

A new lineset will be run from the outdoor unit to the interior. If a new line cannot be run, we will purge and clean the existing lineset using our cleaning agent.

I started off with doing the maintenance on the Rinnai floor heater. I vacuumed the air filters. I vacuumed out the whole inside of the unit and the blower wheels. I checked all the electrical connections and everything looked good. I checked all the vent pipe connections for carbon monoxide leaks and there was none. I used an electronic sniffer on the gas lines and there is no leaks as well. The bathroom fan was extremely dirty so there was poor air flow. I took it all apart and cleaned it. It was a night and day difference with the amount of suction now. Lastly I took a look at the water heater and the date says it was manufactured in September of 2005. There is a water filter that filters the water before the tank and it is extremely dirty. I would highly recommend replacing the tank due to the age because if that tank was to fail there would be 40 plus gallons of water all over the floor and the ceiling below.

To permanently resolve the leak and ensure safe, consistent water temperatures, we recommend a complete internal rebuild of the shower valve using genuine OEM Kohler replacement parts. We do not recommend a "partial" repair, as disturbing the old, hardened O-rings on the secondary components will likely cause new leaks behind the finished wall.
