Found that the thermostat wire was grounding out somewhere. I used one of the extra thermostat wires.
Performed a deep cleaning on the mini split head in the IT room. I took a before and after video. Turned it back on to 64 degrees in cooling mode.
Primary side of transformer shorted out. Caused by power issue on 3/17. I replaced and tested operation. We will order limit switches to replace to help prevent intermittent low voltage short issue.
Both boilers faulted out. See invoice line item for details. Thank you!

Deep cleaned the mini split in structures.
No heat for furnace caused by bad thermostat. I replaced it today. The ductless system was not working due to the outdoor power being shutoff via the disconnect.
Washed out the neutralizer beads. Replaced the rooftop filters. Replaced the VAV filters. Cleaned the mini split coils with cleaner and washed the air filters. Checked the hot water tank and the piping and it looks okay. I noticed that the pipe for the pressure relief valve isn't connected properly and should be addressed. The blower wheel for the mini split in the IT room is pretty dirty. The blower wheel for the mini split in the machine shop is dirty thus causing the bad smell when it is running. The condensate pump in the elevator isn't working again. Boiler number 1, one out of the two burners is offline.
Completed the plumbing maintenance today. I started off with completing the maintenance on the Rinnai tankless water heater. I ran a cleaner through it for 35 minutes. I then flushed 10 gallons of water through it. I cleaned the inlet screen. I checked incoming gas pressure and that was according to manufacturer specifications. Next I checked all the fixtures and drains in the house and everything looked great except for the master bedroom sink. I ended up having to take apart the plunger and run drain cleaner through the sink drain. After that the water drained really nicely.
Install 2 supply valves, cutout old ice maker valve, cutout and bypass water softener system.
Found front outside faucet on,hose broke and water was running outside.Installed shut off by well tank for outside faucet.cleaned aerator on faucets and shower heads also adjusted 2 toilets.
Disconnect washer and dryer.
Completed the plumbing inspection today. I checked the fixtures and drains and everything looked good except for the first four bathrooms drain. The Trap was loose and was leaking a good amount of water out. The client is going to repair it on his own. I labeled a couple emergency shut offs. I noticed that the boiler had some soot near it so I pulled a combustion test. It was a little rich so I leaned it out and pulled a smoke test and got zero smoke.

Completed the oil boiler maintenance today. I replaced both oil filters, pump strainer with the gasket and the nozzle. I checked all the boiler accessories and everything looked good. Lastly I ran the boiler and performed a combustion analyzer test that checks the unit's CO, CO2 and oxygen levels. The boiler was running great.
Draind the entire boiler. Replaced the leaking backflow preventer. Replaced the failed expansion tank. Refilled the boiler and bled all the air from the zones. All returns came back hot.
Completed the oil boiler maintenance today. I changed the nozzle, the pump strainer and the oil filter. I found that the expansion tank has failed. I found that the backflow preventer has failed and is leaking water on the ground. I brushed and vacuumed the heat exchanger. I ran the unit and performed a smoke test and got zero smoke. I performed a combustion analyzer test that checks the units CO, CO2 and oxygen levels and the boiler was running great. I replaced the whole house filter. I found a couple wires loose on the zone panel so that's why I believe the thermostats are being iffy. If this problem continues to exist then it could either be the zone panel or the circulator pump. The thermostat in the living room I sealed up the hole that the wire comes through because there's a draft coming through the wall making it sense lower than what it actually is. The client would like us to take a look at her shower. Whenever it is ran it leaks water out the bottom of it. I will send over

Completed the whole house plumbing inspection. All the drains and fixtures looked good. Completed the tankless water heater maintenance. I ran cleaner through it for 35 minutes. After I flushed 10 gallons of water through it. I cleaned both water inlet screens. I cleaned the air filter screen. I checked incoming gas pressure and that was according to manufacturer specifications. Lastly I ran the unit and everything was running great. The whole house humidifier hasn't been maintenance before. It should be done every year. I will send over an estimate for the maintenance. The first floor bathroom toilet is clogged. I tried unclogging it with a plunger and that didn't work so we will have to come back and snake it.

Could not find an issue with tankless water heater. It was operating properly with each plumbing fixture in the home. I cleaned inletscreen, it was dirty but I dont think it was dirty enough to cause an issue.
Working with GSMS was a fantastic experience. There was attention to detail from the estimate to the clean up at the end of the project. Especially during the planning process, Zak helped me evaluate different options, quickly readjusted as I changed my mind... without ANY pressure! Installation of a three-zone mini-split system to provide cooling and supplemental heating to the living area and the master bedroom. The outdoor unit will be installed in front of the chimney, positioned to the right of the chimney clean-out, ensuring it does not block the electrical meter. Gray CoverGuard will be used instead of the standard white for a beautiful color match during the installation. The lineset for the living room unit will run up along the edge of the chimney and against the home. From there, the lines will run up through the attic and over to the other gable end of the home to connect into the master bedroom unit. The CoverGuard will run down the exterior of the home and terminate right above the garage door, where the condensate will drain out onto the driveway. The lines for the third unit in the basement will run over to the unit location. The electrical circuit will be added to the existing system. Had to tap out corroded end of previous shower arm. It was pretty well stuck. I eventually was able to remove it and install the new arm to the previous rain head. I ran the shower to look for leaks and it looks all set. Thank you.

I checked all the boiler accessories and found that the high vent has been leaking for a while. I replaced it with a new one. all other boiler accessories looked good. I ran the boiler and performed a smoke test and got zero smoke. I performed a combustion analyzer test that checks the units CO, CO2 and oxygen levels and everything was too manufacture specifications. The boiler is running great. Client mentioned that the tub drain in the bathroom hasn’t been draining properly. I removed some hair out of the drain and put a cup of Talon drain cleaner in the drain. I flushed it with hot water and the drain was working great.
Heat in living room left on due to hallway stat being on when it is usually left off for cooling.
Finish boiler maintenance agreement work.
