The way that the units were powered back on made it so they lost connection with each other. Powered units on, indoor first and then outdoor, now everything works great.

Customer stated they smelled gas. Leak checked around water heater and furnace. Used bubbles and electric leak checked,found no leaks and smelled no gas

Replace malfunctioning condensate pump for the ductless system in the elevator room.

Replaced water heater

Upon arrival, I found that there was water on the floor of the basement under and next to the unit. I found that the drain line coming from the AC coil was clogged. I cleaned the line out with cleaner and put a drain pan tablet in the pan. The client wanted me to do a maintenance on all of their equipment. I replaced the filter on the unit with a 20 x 25 x 5 air bear filter. I cleaned the evaporator coil with coil cleaner. I checked all electrical connections and everything looked good. I went outside and I washed the outdoor units coil with coil cleaner and water. I checked electrical connections and those looked good too. Out there I cleaned the other two Mitsubishi mini split units. I cleaned both of the coils with water. I checked electrical on both of them and everything looked good. The larger outdoor unit had a little mouse nest in it but the wires were good. I didn’t see any mice and I removed the nest from the unit. Next I went upstairs and I replaced the air filter in the att

Furnace PM. Everything went great. We replaced the two burners. Check combustion and gas leaks after. All set. Thank you!

Today I completed an AC PM. Everything went great. Please see the sheet for details of today service. When cleaning the outdoor unit, I noticed the water pressure to be high. I checked it with a gauge and it is over 100 psi. You need to have a pressure reducing valve installed. I also looked into the zoning issue with upstairs. I disassembled the first floor damper and found when it was shut that it wasnt closing all of the way. I adjusted it so that it was fully closing when it was supposed to be. I have also sent an estimate to replace the two nest thermostats with ecobees or the Amazon ones that you had mentioned. Thank you!

Replaced 7" damper had bad gasket,also removed hand damper by take off.We found rinnai water heater leakingrinnai wants a water sample.

Unit not keeping up in procedure room. We found outdoor unit dirty condenser coil, low on refrigerant, and bad contactor.

Replaced both outdoor boards. Ran both of the indoor heads and the system was cooling.

Washed both of the outdoor units with coil cleaner and water. Checked all the electrical connections and capacitors, everything looked great. Replaced the ceiling return filters. The unit in the attic the filter was replaced as well. Electric connections look good. I cleaned the coil with cleaner and flushed the trap as well. I ran both of the units with my pressure gauges hooked up and everything looked great.

Leak coming from expansion tank thread. Remove tank. Replace brass fitting and reconnect tank. Check for leaks after repair. Thank you. I reccomend replacing the water heater. There is noticeable corrosion around the bass. We will send a quote for new tank with electric anode upgrade. The tank warranty has expired.
Excellent service

Today I performed a maintenance on the minisplit system and the central air conditioning system as part of your GSMS Homeclub. The minisplit system checked out great. I vacuumed and washed the filters. I washed the indoor coils as well as tested operation. The central air conditioning system was in much need of a maintenance. I found the capacitor outside to be out of spec. I replaced it. I also needed to add 1.5 pounds of refrigerant to the system. I also added the leak sealant with dye to try and stop the leak. Sometimes it works! Thank you! Please see maintenance form.

I cleaned all four indoor heads coils with Dawn soap and water. I cleaned all the air filters as well. I checked supply air coming out and delta tees and all four units are running good.

I started off with washing the indoor units coils with dawn soap and water. I made sure that the air filters were clean as well. I went outside and I washed the coils from the inside out with water. I checked electrical connections and everything looked good. I noticed that a piece of the line set cover was missing. I ran all the indoor units on max heat and everything was running good.

E1 error code on Lennox Minisplit. After following the service literature instruction I came the the conclusion that the outdoor control board is failed from the mice.

Replace main board, driver board, compressor thermistor, and eev. Also repair damaged wires.

Pump refrigerant down into unit, disconnect piping, mount wall stand, mount unit, reconfigure and connect piping, pressure test, pull vacuum on system, open lines back up, operate unit to verify no problems. Repeat same process on other system.

Completed a walk-through of the mechanical room and the overall building and everything looked good.

I replaced all the filters for the rooftop unit. I replaced all the filters for the indoor units located in the ceiling.

Every thing looks good.

I washed the indoor coils with Dawn soap and water. I cleaned off the air filters. I noticed outside there is a piece of the cover garden missing.

Replaced 3 20x20x1 air filters and 1 20x24x1 air filter on the upstairs air handler.
