Completed the gas furnace maintenance today. I started off with cleaning the flame sensor. I checked all the wiring connections and the capacitor and everything looks great. The air filter was clean, the client replaces his own filters. I flushed the trap and condensate pump with cleaner. I checked incoming gas pressure and that was according to manufacture specifications. Lastly, I ran the unit in low and high fire and performed a combustion analyzer test to check the CO, CO2 and oxygen levels. The furnace was running great.
Today I completed a preventative maintenance on your high efficiency York natural gas furnace as part of your GSMS HomeClub membership. Thank you for signing up today and choosing to trust us! Everything went great. Please see our attached maintenance sheet for details of todays service. I looked up your Ruud water heater warranty and it unfortunately expired in February of 2024. I will have sent an estimate to replace it with a new tank with a leak stop valve.
Replacement of Empire gas wall furnace at pump house.
Replaced the oil burner motor and coupling. Tested operation and the burner is nice and quiet.

I completed the gas furnace maintenance today. I started off with checking all electrical connections and everything looked good. I pulled and cleaned the flame sensor. I flushed the trap and condensate pump cleaner with cleaner. I vacuumed out the filter box and inside of the furnace. I replaced the air filter with a 20 x 25 x 5 air bear filter. I checked incoming and outgoing gas pressures and everything was according to manufacturer specifications. Lastly I ran the unit to check the CO, CO2 and oxygen levels and the furnace was running great.
I made some adjustments on the S40 to improve heating comfort in the home. Please let us know if you would like one more adjustment made. I made a middle ground adjustment to keep the unit efficient, while still being comfortable.

Completed the oil boiler maintenance today. I replaced the oil filter, the pump strainer and the nozzle. I pulled the clean out off of the boiler and I brushed and vacuumed out the heat exchanger. I tested the pump pressure and that was within manufacture specifications. I ran the unit and performed a smoke test and got zero smoke. I also performed a combustion analyzer test that checks the CO, CO2 and oxygen levels and the boiler was running great. I noticed that the target wall and the floor in the boiler are starting to fall apart. I’m adding a photo with the estimate and emailing it to the client.
Replace zone valve head that was damaged from leaking valve. Replace leaking valve. While in attic i noticed water near air handler. I couldn't tell if it was from system or roof. The office will schedule for me to come back with the air filter and to diagnose further.
Replace tstat and fix low voltage wiring

Adam, Quin and Mark did a wonderful job installing my replacement oil boiler and oil tank.
