Completed the plumbing inspection today. I checked the fixtures and drains and everything looked good except for the first four bathrooms drain. The Trap was loose and was leaking a good amount of water out. The client is going to repair it on his own. I labeled a couple emergency shut offs. I noticed that the boiler had some soot near it so I pulled a combustion test. It was a little rich so I leaned it out and pulled a smoke test and got zero smoke.

Completed the oil boiler maintenance today. I replaced both oil filters, pump strainer with the gasket and the nozzle. I checked all the boiler accessories and everything looked good. Lastly I ran the boiler and performed a combustion analyzer test that checks the unit's CO, CO2 and oxygen levels. The boiler was running great.

Draind the entire boiler. Replaced the leaking backflow preventer. Replaced the failed expansion tank. Refilled the boiler and bled all the air from the zones. All returns came back hot.

Completed the oil boiler maintenance today. I changed the nozzle, the pump strainer and the oil filter. I found that the expansion tank has failed. I found that the backflow preventer has failed and is leaking water on the ground. I brushed and vacuumed the heat exchanger. I ran the unit and performed a smoke test and got zero smoke. I performed a combustion analyzer test that checks the units CO, CO2 and oxygen levels and the boiler was running great. I replaced the whole house filter. I found a couple wires loose on the zone panel so that's why I believe the thermostats are being iffy. If this problem continues to exist then it could either be the zone panel or the circulator pump. The thermostat in the living room I sealed up the hole that the wire comes through because there's a draft coming through the wall making it sense lower than what it actually is. The client would like us to take a look at her shower. Whenever it is ran it leaks water out the bottom of it. I will send over

Toilet repair and water test.

Completed the whole house plumbing inspection. All the drains and fixtures looked good. Completed the tankless water heater maintenance. I ran cleaner through it for 35 minutes. After I flushed 10 gallons of water through it. I cleaned both water inlet screens. I cleaned the air filter screen. I checked incoming gas pressure and that was according to manufacturer specifications. Lastly I ran the unit and everything was running great. The whole house humidifier hasn't been maintenance before. It should be done every year. I will send over an estimate for the maintenance. The first floor bathroom toilet is clogged. I tried unclogging it with a plunger and that didn't work so we will have to come back and snake it.

Could not find an issue with tankless water heater. It was operating properly with each plumbing fixture in the home. I cleaned inletscreen, it was dirty but I dont think it was dirty enough to cause an issue.

Installation of a three-zone mini-split system to provide cooling and supplemental heating to the living area and the master bedroom. The outdoor unit will be installed in front of the chimney, positioned to the right of the chimney clean-out, ensuring it does not block the electrical meter. Gray CoverGuard will be used instead of the standard white for a beautiful color match during the installation. The lineset for the living room unit will run up along the edge of the chimney and against the home. From there, the lines will run up through the attic and over to the other gable end of the home to connect into the master bedroom unit. The CoverGuard will run down the exterior of the home and terminate right above the garage door, where the condensate will drain out onto the driveway. The lines for the third unit in the basement will run over to the unit location. The electrical circuit will be added to the existing system. Had to tap out corroded end of previous shower arm. It was pretty well stuck. I eventually was able to remove it and install the new arm to the previous rain head. I ran the shower to look for leaks and it looks all set. Thank you.

I completed the oil boiler maintenance today. I replaced the oil filter, the pump strainer, and the nozzle. I checked all the boiler accessories and found that the high vent has been leaking for a while. I replaced it with a new one. all other boiler accessories looked good. I ran the boiler and performed a smoke test and got zero smoke. I performed a combustion analyzer test that checks the units CO, CO2 and oxygen levels and everything was too manufacture specifications. The boiler is running great. Client mentioned that the tub drain in the bathroom hasn’t been draining properly. I removed some hair out of the drain and put a cup of Talon drain cleaner in the drain. I flushed it with hot water and the drain was working great.

Heat in living room left on due to hallway stat being on when it is usually left off for cooling.

Completed all three of the gas furnace maintenances. I cleaned the flame sensors. I replaced the air filters with a 20 x 25 x 5 air bear filter. I checked all the wiring connections and the inducer capacitor and everything was in spec. I checked the blower motors for dirtiness and bearing play and they were in good shape. I tested incoming and outgoing gas pressures and they were all according to manufacturer specifications except for the last furnace in the storage area. The incoming and running gas pressure was low. I found that the gas piping was undersized. After the second furnace, it reduces down to three-quarter and it has to reduce down to 1 inch to be able to get enough pressure to achieve the correct BTUs. I performed a combustion analyzer test on all three of the units, this checks for CO, CO2 and oxygen levels. All those tests looked good. For the mini splits, I pulled all the filters and cleaned them with cleaner and water. I cleaned the outside of the units as well.

Start off with replacing all the first floor return filters. There are three 20 x 20 by one filters in the ceiling. I then replaced the filter on the air handler that services the third floor. That filter is a 20 x 24 by one. I checked electrical connections in the blower motor and everything look good.

I replace the evaporator coil on the head in the living room. After installing the new coil I pressurize the whole system with nitrogen to 460 psi and set a timer for one hour. After the hour, there was no drop in psi indicating that there is no leaks within the whole system. I pulled a vacuum on the system and ran a decay test which didn’t drop as well so that guarantees that there was no leaks in the system. I ran the units in cooling mode to charge the system. Lastly, I turned all the units onto heating mode and got a supply temperature of 116°. Everything is running great!

I completed the oil boiler maintenance today. I replaced the oil filter, the nozzle and the pump strainer. I pulled the flue pipe and the top off the heat exchanger. I brushed and vacuumed the heat exchanger out. I noticed that the seal for the cover of the heat exchanger was completely destroyed, so I resealed it with a little bit of furnace cement and k wool strip. Lastly, I ran the unit and got zero smoke. I performed a combustion analyzer test that checks the CO, CO2 and oxygen levels and everything was running great. Lastly I replaced the clients PureAir filter and UV light.

Flame sensor wire broke. Bolt snapped that connects inducer to the gas pipe. Need to order a new flame sensor cable and get a new bolt. Locked out and tagged out the boiler until those parts get replaced.

The boiler had a bunch of the accessories replaced a few years ago and everything still looked new.

I completed the gas furnace maintenance today. I replaced the 20 x 25 x 5 Air Bear filter and the Aprilaire humidifier pad. I checked all the wiring connections and the capacitor and everything looked good. Checked incoming and outgoing gas pressures and noticed that the incoming pressure was really low. I adjusted the regulator outside and set the furnaces gas pressure at manufacturer specifications. Lastly, I performed a combustion analyzer test to test for CO, CO2 and oxygen levels and everything was running great.
