Completed the Rinnai tankless water heater maintenance today. I started off with running a cleaner through it for 35 minutes. After that I flush 10 gallons of water through it. I cleaned the water inlet screen. I vacuumed out the inside of the unit and the air filter. I checked incoming gas pressure and that was according to manufacturer specifications. I labeled a few emergency shut-off valves. I also completed the plumbing inspection today. I checked all the fixtures and drains and everything looked great. The only thing that I noticed was one of the heads on the water soft tank has been leaking water so I notified and showed the client.
Completed the plumbing visit today. I checked the fixtures and drains in the house and everything looked good. I labeled some emergency shut off's in the basement. I did not flush the water tank due to the age and no record of it being flushed. The tank is 9 years old and we don't like to flush tanks if they're over 6 years old and haven't had the maintenance done on them before. The tank looked to be in nice condition though. The boiler relief valve has been leaking so I will send over an estimate to replace the relief valve and add glycol back into the system. Will also send over an estimate for the toilet flapper.

Adjust fujitsu ducted system settings for more comfortable and even heating. Diagnosed bad wall thermostat for electric radiant. We will send an estimate to have our electrician replace it. I replaced the toilet flapper as well.

Repaired leaking gas fitting. I checked every other fitting with leak detector and they were all set. I checked your propane tanks and they are almost empty.
Qwentin performed annual maintenance on our furnace. He kept us informed on how the process was going and closed up the basement when the work was completed. A very professional job!
Completed the oil boiler maintenance today. I changed the oil filter, the pump strainer, the nozzle and the electrodes. Pulled the cover off of the heat exchanger and I brushed and vacuumed out the heat changer. I ran the boiler and I completed a combustion analyzer test and everything looked great. On the furnace in the basement I replaced the humidifier pad that the client supplied and turned the humidifier on.

I completed both furnace maintenances today. I started off at the unit in the basement and I replaced the air filter with a 20 x 25 x 5 air bear filter. I pulled the flame sensor and I cleaned it. I flushed the trap and condensate pump with cleaner. I checked all the wiring connections and the capacitor and everything looked good. The burner tubes, burner box and heat exchanger are getting pretty rusty. I checked incoming and outgoing gas pressures. Everything was within manufacture specifications. Lastly I ran the unit and I performed a combustion analyzer test to check for CO, CO2 and oxygen levels and everything looked good. Next I completed the maintenance on the furnace in the attic. I pulled the air filter and it looked almost brand new so I didn’t replace it. I checked all the wiring connections and the capacitor, everything looked good as well. I pulled and cleaned the flame sensor. I checked incoming and outgoing gas pressures. Those were according to manufacturer specificatio

Jack spent time taking measurements, cleaning and testing the various components of our A/C system. He gave us a checklist of what he did at the end of the service time.
You AC maintenance on both systems was completed today. The only issue is found was a dirty evaporator coil and dirty blower wheel down stairs that is causing bad airflow through the air handler.
Quentin was very efficient, carefully cleaning of each unit. Left no mess at all! Job well done!
I start off with cleaning the outdoor units coil with water. I washed the outside of the unit as well. I checked all the electrical connections and everything looked great. Next, I washed all the air filters with Dawn soap and water. I cleaned all the indoor heads coils with soap and water as well. Lastly I ran the units in heating mode and everything looked and ran great!

I started off with cleaning both of the outdoor units coils with water and coil cleaner. I checked the electrical connections and the capacitor in both of the units and they were inspect. Next, I went to the basement unit and I replaced the air filter with a 20 x 25 x 5 air bear filter. The capacitor for the blower motor was inspect. I flushed the drain in the condensate pump with cleaner. I went upstairs and I replaced the air filter with a 20 x 25 x 5 air bear filter as well. I checked the electrical connections and they all looked good. I cleaned and flush the trap with cleaner. I ran both of the units, tested the pressures and they both ran good. When I was in the basement I smelled propane so I went around with my electronic analyzer and discovered three leaks. One leak was coming from the union at the Reni water heater. The other two leaks were on the main gas line coming in at a coupling and a tee. I let the client know and we went ahead with fixing the three leaks.
Replace the leaking coil on the indoor unit. The coil itself is covered under warranty but the labor and other materials. Job Description: Remove all existing refrigerant from system. Disconnect and disassemble the indoor unit. Remove the old coil from the indoor unit. Install the new coil. Reinstall the unit to the wall, reconnect the refrigerant piping, and electrical connections. Pressure test the system. Pull vacuum on system and refill with proper amount of refrigerant.
Found that the unit was low on refrigerant. We came last July and put dye and recharged the unit. The part is under warranty still. The client wanted to go ahead and replace the indoor coil. I added refrigerant to get him by until we get it fixed.

Replacement of existing failed gas furnace and old A/C unit with a new Lennox high-efficiency hybrid system featuring a Lennox gas furnace and a Lennox heat pump system.
Both furnace maintained today. I found the basement system to have a failed heat exchanger. I shut it off and we will send a quote over for system replacement. Thank you.
Jack replaced the furnace humidifier that was no longer working causing the air in the house to be very dry.
