Cut open wall to repair drain.Have to come back water treatment equipment was draining into line.
Completed the plumbing maintenance today. I started off with draining down the water tank. I labeled a bunch of emergency shut offs. I inspected all the drains and fixtures and everything looked great. Lastly I bled the air out of the lines from the kitchen sink. Everything went great!
Completed the gas furnace maintenance today. I started off with checking all the electrical connections and everything looked good. I pulled the flame sensor and I cleaned it. The filter looks brand new. I checked incoming and outgoing gas pressures and those were according to manufacturer specifications. Lastly I ran the unit and performed a combustion analyzer test that checks the units CO, CO2 and oxygen levels and it was running great. The condensate pump has failed at some point so it is leaking water on the floor. There is no drain line either so we would have to figure out where to put that. The heat and the AC both produce water. Let us know if you would like that done and we would be happy to help. If you plan on using the AC in the summertime I would highly recommend doing a AC maintenance, we would come back out in the spring/summer time.
Replace valve and supply and install toilet
Found that the blower motor was faulty. I replaced the blower motor as well as a new capacitor for the blower motor. I tested operation and adjusted the fan speed to medium speed. I performed a temperature split and it was 45°. Everything was working good. I would recommend doing a maintenance on it, I will send over an estimate for that.
Looked at first floor toilet. Leak appears to be from water softener drain line from outside. Upstairs toilet and supply valve needs to be replaced.
Installation of an additional mini-split head for the new conference room area, including modification of existing head connections and installation of one additional supply and return feed for the existing ERV (Energy Recovery Ventilator) system. A new 12,000 BTU indoor unit will be installed in the New 2nd Floor Conference Room and connected to System B. To balance the capacity between the two existing outdoor units, we will reassign certain office zones: Mike/Greg's Office will be moved from System B to System A. 1st Floor Assembly will be moved from System A to System B. I started off with pulling out all the air filters and cleaning them with soap and hot water. I rinsed all the indoor coils with coil cleaner and then rinsed with water. I cleaned the out side of the unit with a wet rag. I completed the ERV maintenance. I cleaned the filters with soap and hot water. I inspected all the components inside. I vacuumed out the core and the inside of the unit. I cleaned the inside of the unit with a wet rag as well.

We will install a ductless mini-split system to provide reliable cooling and supplemental heating to the office spaces. The project is divided into two systems—one for the first floor and one for the second floor—based on zoning needs and layout. On the first floor, the system will include two wall-mounted indoor heads: one located in the front entry area and the other in the back corner of the front office. This configuration is designed to create cross-ventilation and improve overall airflow in the space. The bathroom space is being reconstructed by the client to open into the office area, allowing it to receive supplemental airflow. On the second floor, three indoor heads will be installed: one in the main office space (Mike’s office) and one each in the two upstairs assembly offices. I went through your Rheem furnace and checked safeties, cleanliness, electrical connections, and gas pressures according to manufacturer specifications. I replaced the air filter with a new one.
