Fujitsu 97 error. Outdoor fan motor has play in shaft. I reccomend replacing to prevent error from happening again.

GSMS HOMECLUB MINISPLIT COOLING MAINTENANCE. I added refrigerant to system.

Completed the AC maintenances today. I started off with cleaning the outdoor condenser for the air handler. I cleaned the coil with coil cleaner and water. I checked all the electrical connections and the capacitor and everything looked good. Next I went inside and I cleaned the indoor coil with coil cleaner. I brushed and flushed the trap with cleaner. I checked the air filter and it was very clean. I checked electrical connections in the air handler and everything was good. I replaced the Lennox carbon and UV bulb. Next I washed the mini split outdoor unit. I cleaned the coil with coil cleaner and water. I cleaned outside of the unit with cleaner and a rag. I checked all the electrical connections and everything looked good. Next I went inside and I cleaned all the indoor heads coils with coil cleaner. I washed all the air filters with soap and water. I cleaned the outside of the units with cleaner and a rag. Lastly I ran all four mini-split heads in max heating and max fan. I was on

I checked all the boiler accessories and everything looked good other than the auto fill valve is leaking from the threaded connection. I brushed and vacuumed out the heat exchanger. I noticed that the boilers PSI was set pretty high so I drained it down and set the boiler PSI to 13. Lastly I ran the boiler and performed a smoke test and got zero smoke. I performed a combustion analyzer test, this checks the units CO, CO2 and oxygen levels. The boiler was running great. As the boiler started to heat up I noticed that there was water leaking under it. The client wanted to leave it for now and keep an eye on it. The indirect water tank has been leaking for a little bit. We will send over an estimate to replace it. I let the client know that we need to do a water test since she has no water treatment. She said that she was going to do the water test and sen
