Found that the drain line was leaking in the wall behind insulation. The homeowner house is getting torn down in a few months so I just cut the discharge line coming out of the condensate pump and put it into his 5 gallon bucket.

Replacement of the existing Rinnai combi boiler with our new Ideal high-efficiency gas combi boiler. This new boiler is specifically sized to handle the heating and domestic hot water load for both the garage and the in-law apartment. Our Ideal boiler features an impressive turndown ratio, allowing it to continuously modulate its BTU output to maximize efficiency without sacrificing comfort. The surrounding boiler piping will be adapted to fit the new boiler. We will switch the system design from using zone valves to dedicated zone circulators, ensuring more reliable and long-lasting performance. Domestic tankless hot water will be provided for the in-law suite, and a mixing valve will be installed for safety and optimal temperature control. Venting will be replaced with our 3" venting system, utilizing two separate penetrations for combustion air and exhaust, instead of a concentric kit. Replacement of failed cast iron boiler with a new standard cast iron boiler. A new power vent assembly will be installed since there is no chimney for exhaust. The existing fresh air intake will be modified to accommodate the new burner. The existing zone valves will be replaced with new dedicated zone circulators, and the return piping will be re-piped for improved maintenance and purging. The existing indirect tank will be replaced with a new 40-gallon indirect tank to provide reliable domestic hot water. The oil line will be replaced with a new, above-ground coated oil line, and a new oil filter will be installed on the existing oil tank.

Today I performed a maintenance on the Rinnai combi boiler. It is well over due for its 8000 hour service. I have provided an estimate to complete that. The boiler also needs shutoff valves and drain valves on the potable hot water connections in order to allow for the domestic water heat exchanger to be cleaned. Today we completed an additional air quality reading report to see the difference in performance of the old dehumidifier versus the new. I will email over both reports of the summary to Matt for his records. We will return back in June or July to do another air quality test to see the performance in the summer months. We also need to swing by and tighten up the nipple fitting on the top of the indirect water tank.
