Large root blockage 38 feet out from basement cleanout. I remove roots and restored flow. I reccomend flushing root destroyer and having camera inspection and going from there.

Completed the water heater maintenance today. I flushed out the water from the water heater. I added in water and made sure it came out clear. I pulled the anode rod and wiped it down with a rag, it was in good condition. I completed the whole house plumbing inspection. I looked at the water lines, the drain lines and the fixtures. The only two things that I found was the master bedroom sink is starting to leak from the drain. The sink plug I wasn't able to get back in. Other than that everything look great. We will write up an estimate to make those two repairs and send it over to you by the end of this week.

Replacement of the existing heating and cooling system with a new high-efficiency and reliable Lennox heating and cooling system. The existing system will be removed. The outdoor unit will be placed in the same location, with a new lineset installed and the electrical circuit modified as needed for the new system. A new bypass humidifier will be installed, along with a new AirBear filtration unit to enhance indoor air quality. System venting will be redone to bring it up to current standards. The existing Nest thermostat will be used for system control.

We replaced the pump bracket assembly with a replacement that was found in the basement. There were a few issues encounter such as seized bolts and one that had to be drilled out and tapped. We were able to get it replaced and checked for operation. You're all set. The smaller boiler on unit 115 needs a new expansion tank and relief valve. The relief valve is dripping water and the expansion tank is water logged.

Determined there is another run off of the plenum that goes up to the second floor for his son's bedroom that we need to cut in a damper for. Then is flexible with timing we can plan on coming back worst case he can give us the garage code to get in. Also installed remote room air sensor for S40 system for the second floor.

Replacement of failed 80% gas furnace with a new Lennox 95%+ gas furnace. Installation of a Right Angle AirBear filtration system. **This is an estimated price and will be updated upon completion.**

As I was finishing up on the maintenance for the Lennox furnace, I found that the furnace was producing very high CO levels. I had to red tag the unit. I shut off the gas and the power to the furnace, red tagged it and took pictures and sent them over to you. The Lennox furnace was from 1970.

Completed the condensing gas boiler maintenance today. I started off with checking all electrical connections and everything looked good. I cleaned the heat exchanger with vinegar and flushed it with water. I cleaned and primed the trap. I cleaned the flame sensor. All the boiler accessories looked good. I ran the unit in high and low fire and performed a combustion analyzer test that checks the units CO, CO2 and oxygen levels and everything was according to manufacture specifications. The boiler was running great.
