Replacement of failed 80% gas furnace with a new Lennox 95%+ gas furnace. Installation of a Right Angle AirBear filtration system. **This is an estimated price and will be updated upon completion.**
As I was finishing up on the maintenance for the Lennox furnace, I found that the furnace was producing very high CO levels. I had to red tag the unit. I shut off the gas and the power to the furnace, red tagged it and took pictures and sent them over to you. The Lennox furnace was from 1970.
Completed the condensing gas boiler maintenance today. I started off with checking all electrical connections and everything looked good. I cleaned the heat exchanger with vinegar and flushed it with water. I cleaned and primed the trap. I cleaned the flame sensor. All the boiler accessories looked good. I ran the unit in high and low fire and performed a combustion analyzer test that checks the units CO, CO2 and oxygen levels and everything was according to manufacture specifications. The boiler was running great.

I cleaned the heat exchanger with vinegar and flushed it with water. I pulled and cleaned the trap and then primed it. I cleaned the flame sensor. All the boiler accessories looked good. I performed a combustion analyzer test that checks the units CO, CO2 and oxygen levels and everything was according to manufacture specifications. The boiler was running great.

I pulled the trap and cleaned it and primed it. All the boiler accessories looked good. I ran the boiler in high and low fire. I performed a combustion analyzer test that checks the units CO, CO2 and oxygen levels. Everything was according to manufacturer specifications. Boiler was running great.

I cleaned the inside of the heat exchanger with vinegar and then flushed it with water. I cleaned the flame sensor. I cleaned the trap and primed it. All the boiler accessories looked good. When I was putting the heat exchanger door back on one of the bolts was starting to strip out so I had to clean out the threads and buy another bolt for it. I tested incoming gas pressure and that was according to manufacture specifications. I ran the unit in high and low fire and performed a combustion analyzer test that checks the units CO, CO2 and oxygen levels and the boiler was running great.
Completed the gas boiler maintenance today. I started off with checking all the wiring connections and everything looked good. I pulled and cleaned the burner tubes. I vacuumed the burner tubs and the burner box. I noticed that the expansion tank had failed and two out of the three high vents were leaking as well. The pressure relief valve was leaking water out of it. The client approved the estimate for those parts to be replaced. I tested incoming and outgoing gas pressures and everything was according to manufacturer specifications. I performed a combustion analyzer test that checks the CO, CO2 and oxygen levels and the boiler was running great.
GSMS is a great Family owned Company to work with. I am very happy with my new Boiler heating system. Zak explained all my options and was prompt to call back with any questions I had. Adam, the lead Technician was outstanding with the installation. Gina was great coordinating the scheduling. Mark also came out for a final inspection. You can tell they take pride in their work! I would definitely recommend them.

Everything went great. Please see our attached maintenance sheet for details of todays service. I looked up your Ruud water heater warranty and it unfortunately expired in February of 2024. I will have sent an estimate to replace it with a new tank with a leak stop valve.
