Completed the boiler maintenance today. I started off with checking all the wiring connections and everything looked good. Next I pulled the burner tubes and I cleaned them as well as the burner box. I also cleaned the igniter, it was dirty. The expansion tank is starting to fail and the hy-vent is leaking. We will send over an estimate to replace both of those. Next I checked incoming and outgoing gas pressure and everything was according to manufacture specifications. Lastly I ran the boiler and performed a combustion analyzer test that checks the units CO, CO2 and oxygen levels. The boiler was running great.

We found that the fill valve was starting to fail. We replaced the fill valve and tested operation. No leaks and everything worked as it should.

Completed the plumbing inspection today all of the fixtures and drains looked good. The air lines looked good as well. The water heater is 15 years old so I did not perform a flush on it due to the age. Other than that the inspection went good today.

GSMS HomeClub Plumbing visit!

I completed the plumbing inspection today. I checked all the drains and fixtures and everything looked great. I labeled a few emergency shut offs and I showed the client where they were. There is no where for me to drain the water heater today so I told the client that we could do it in the spring/summertime when we come to do his mini-split maintenances.

Estimate Summary: Complete replacement of the existing failed heating and cooling system with our Lennox Signature Series. This system features fully Variable-Speed technology for both heating and cooling, providing the quietest operation and the most precise temperature and humidity control available. Heating & Cooling Equipment: We will remove the existing furnace and AC and install the Lennox Signature Variable-Speed Gas Furnace paired with the matching Variable-Speed Air Conditioner. The system will be controlled by the new Lennox S40 Smart Thermostat, which acts as the communication hub for the equipment. Indoor Air Quality & Accessories: We will install the Lennox PureAir Carbon Catalyst UV light system to actively clean the air and surface coils. We will replace the existing bypass humidifier with a brand new bypass humidifier. Due to the tight space constraints in the corner, we will retain a standard 1-inch filter rack configuration, as there is not enough clearance to adapt

Replace existing Rinnai due to failure of Servo but also due to delay in waiting for parts needed. New unit will be installed as a direct replacement. We will replace the CSST gas line with rigid black iron piping to bring up to our standard for a safe installation.

I found that the collector box gasket had failed. I replaced the collector box, collector box gasket and inducer gasket. After I assembled it I ran the unit and checked for leaks and there was none. Lastly I performed a combustion analyzer test that checks the units CO, CO2 and oxygen levels and the furnace was running great.
